Why building a house almost always costs more than calculated

No, I was already informed at the time of signing the contract in April that I should expect about 13 months until moving in, and I still consider that realistic. So far, we are making progress according to plan and I think we can meet the timeframe without any problems.

I do believe they know exactly what they are doing - that's why this matter surprised me quite a bit.

Unfortunately, my sales consultant is currently on vacation. He is the only one I haven't been able to talk to about this topic yet and he was our first point of contact.

I would like to hear his opinion on this.

Have you ever looked in your [Landesbauverordnung]? If the fire protection switches are not listed there, then they are not legally required! It is only a standard whose implementation is state of the art, but there is no legal basis for it, unless it is stated in the [Landesbauverordnung]!

Somewhere here in the forum, someone recently had almost the same and was able to do without it after arguing.

The problem rather lies in the fact that an electrical master electrician must carry out the acceptance of the electrical installation or the master electrician of the timber frame construction company. With his signature on the electrical acceptance form, he assumes liability for it. If the house now burns down and it could have been prevented by the fire protection switches, which could now be considered state of the art, co-liability might possibly be imposed on the house construction company and even on the master electrician.

Great post from Yvonne. An unexpected chunk for us were the development fees. We had planned all the development costs for the craftsmen, but not the substantial government fees on top. Since it was very extensive for us, it was a total of 5000 euros just in fees from the authorities. The building application is not included in that!

That is not a problem. For a wooden house, it is mandatory.
