Why building a house almost always costs more than calculated

Well, I see it differently, .. the requirements were already known BEFORE the waiting period. And, according to the statements of the OP, it was known that the object would only be built AFTER the transition period with these requirements. So, in my opinion, costs that the provider should HAVE already factored in.

I read the many posts here with great interest. We were about 3% under budget. We still had 7 K Euro left for an additional terrace roof and the generous roofing of the entrance area. The whole thing was very thoroughly planned in Excel and each item was tracked in a target/actual comparison. That way I immediately knew if something was getting out of hand. In case of deviations, we inquired further and usually found a cheaper provider. Or increased the share of own work. Planned was completely without own work. Only painting work for 1500 Euro material. (for 84 m² living space). Regarding the additional costs: Floor slab: 18,000 House: 135,000 ("schlüsselfertig") Plot: 70,000 Additional costs: 19,000 Double carport 9 x 7 m: 6000 (material, own work) Outdoor area: 10,000 (material, labor in own work for paving driveway and terrace)

Wow, I just read through all 35 pages and diligently filled my little Excel sheet alongside. Thanks for sharing your unpleasant experiences. I think it's great that you're doing this and thereby ensuring that prospective home builders who want to read either budget more for certain points or read more carefully/become more alert.

Yeah, sure. But since I have the financing meeting tomorrow, I'll keep working on it diligently. Later, it should go more in the direction of "prevention" for others anyway (since I'm already putting in double-digit hours of research even before buying the property). So, two-digit hours of research are not little, but not much either. It's about the financial and residential future. All the more astonishing how many people approach this completely naively.
