3 points in the list stand out to me:

1. If all the windows are standard and have no extra cost, I have to assume that there are floor-to-ceiling windows on the upper floor. In my opinion, French balconies also belong to this standard. Why do they cost extra? Or did you choose more expensive ones there?

2. I am missing something. But it slipped my mind while writing. When I remember it again, I will let you know.

3. What exactly is: discount for payment within 3-4 days? It is either 3 or 4.

Hello,

If the current provider mainly works with aerated concrete, they will not have negotiated conditions for the hollow bricks; therefore nothing improper.

That is bad; often the quality of the offer can be inferred from the name. Why penalty?

Plans would also be good; otherwise, how should a statement about the prices be justified?

Hi,

without knowing the offer exactly, I would explain the multiple listings of the Poroton bricks as follows:

- Standard house: may possibly be built with 30 cm Poroton bricks (?) - this standard house is a "normal" 100% energy-efficient house

- For a KfW70 house: 36.5 cm bricks are required. This costs an additional €3,960 compared to standard

- If you want the construction to be done with bricks whose cavities are filled with mineral wool (better insulation properties), this costs an additional €5,900 compared to the standard house.

This is how I would explain the different prices/surcharges.

Take a look at the construction specification to see which bricks are used as standard.

We are only slightly above your offer. However, we don’t have a basement but an attic converted into living space, and a total living area between 230-240m2. And our house is not just a simple rectangle but has 2 opposite gables.
Is the offer by any chance from Town & Country? Their base prices are always very low, but every little thing costs extra. Triple-glazed windows are already standard for most nowadays, as well as the retractable attic ladder and tile flooring in utility rooms. Also, in my opinion, the extra charge for underfloor heating is too high. You are already paying an extra price for the heat pump, and underfloor heating should already be included in that. The price for the basement seems very low to me as well. Keep in mind that these are only the shell construction costs, and you will need to add a few thousand for the finishing (floor covering, wall covering, possibly a lifting station for the washing machine, etc.).
Floor slab insulation (about 100m2) cost us just over 3,500 euros, insulated screed should be standard, T-wall in our bathroom including walk-in shower was still under 2,000 euros, prefabricated garage (3.5 by 9) including foundation and earthworks was under 10,000 euros. The extra cost for the heat pump was just under 12,000 euros.
Speaking of foundation: where are the earthworks, site setup (toilet, container, etc.) listed? Included in the house price or will that also be extra? Was a soil survey conducted? Does earth need to be removed/added/replaced? Removing earth cost us quite a bit (we had to exchange soil), and that was a hard pill to swallow.
What does the attic look like? Are there only walkway boards or OSB panels? If there are only walkway boards, you will also need to invest a few euros to make it usable.

This is how a cheap base price quickly becomes an expensive affair. If I were you, I would get a few more offers; this all seems quite expensive to me.

Well, without knowing the details, €335,000 for a house of that size + basement + garage doesn't necessarily seem too high to me per se. Nevertheless, I would also get a few counteroffers. But I find 12 to be too many.


Are you sure you're not comparing apples to oranges? Have you looked into the building descriptions carefully and really compared them? With exactly the same equipment, the prices should be roughly the same. With a €100,000 difference, I don't believe the starting conditions are the same.
