From my point of view, that would be one possible part, the other is that one simply is not clear about what one really needs and what one might need in the future. In doing so, one aims far too high. A small example: anyone building their house due to a family growing should definitely not buy super designer doors. Because they are usually not Bobby-Car compatible. Let them have their fun (I don’t mean demolition), and then later you can install more expensive doors. A little practical approach and pragmatic thinking would be appropriate here. We handle it so that all things which cannot be changed later without immense effort on-site should be executed well and solidly, the rest takes care of itself. Since we do have experience but no small children anymore, of course we have it easy to say. I have to be fair about that.

Btw. We also considered whether to get a door with a glass insert for our living room so that a bit more light would fall into the hallway. We did it – but only because we (somewhat) are sure that the kids will not drag the Bobbycar over the entire staircase to the other floor (Because of our location on a slope, we did not build in the classic way but "the other way around." That means living room, kitchen, shower bathroom, and office upstairs and bedrooms, utility room, main bathroom, and large hallway downstairs. The kids would have to carry the Bobbycar upstairs).

I have now worked my way through all 10 pages, mostly very interesting. After we initially wanted to build turnkey (but were left hanging), the 60-page offer from the turnkey builder, including various special requests considered in the equipment, serves us as a reference.

With the electrical installation, due to special requests, we are €9,000 above the offered standard, and in terms of windows it amounts to over €10,000. The sanitary/heating/ventilation package will probably swallow the biggest chunk of additional costs, as the wishes here are furthest from what is calculated as standard.

For the earthworks, one is actually completely powerless; we will see in the next few days whether the calculated budget suffices. Otherwise, we have very clear ideas about our "extra items" and the financial implications. The fact that someone wants to compete with others is quite crazy. We wouldn’t have thought of something like that.

I find this list great, but people for whom the listed things are a dealbreaker cannot/will not "read" properly and draw the necessary conclusions from it, therefore this thread will probably unfortunately not be able to help those who need it most.

I would not phrase it so generally. There are many who start planning without concrete knowledge. I included myself among them. Some of those you mean with your phrasing then come to realize that you have to deal with the topic a bit more. I see it from this perspective: if the dedicated readers/users take away one or another piece of information and maybe one or two "learning-resistant" people are still moved to reconsider their project — then the thread has fulfilled its purpose.

We as users — and I include myself here — have to be careful not to fill this thread too much with (personal) side issues. Because not everyone "wades through" 10 or more pages or sometimes overlooks the important information.

Yes, I absolutely agree with you - the last pages are also more about surcharges for extras than about ancillary construction costs in the strict sense. Maybe that's also because the term is somewhat vaguely defined and not clearly delineated. So you would have to divide and separate once - although there should already be something on the topic of "Extras," I remember a lengthy thread on the topic "What have you treated yourself to?" or something similar.
