Okay. I am currently being bombarded with many influences, sorry. Somehow it didn't show up on my phone. Based on your constructive response regarding the OG, I would like to discuss and briefly talk about a design sketch from us with you. Unfortunately, I cannot send you a private message, so I am attaching it here. Our own renovation of the OG has already overlapped significantly with yours.

Sorry, but in my opinion that doesn't work. Your furniture turns into line sofas because the space is far too small. What you want requires a lot more floor space if you don't want to turn it into a dollhouse. 2 offices, 2 children, shower downstairs, utility room, kitchen with island, huge dining table, sofa arrangement with Playstation - you want everything twice and with mega space everywhere. That will be a mess. In my opinion, you should urgently think about why you need 2 offices? Can't a married couple maybe work together in one?

exactly. We have already discarded one office, but the one on the upper floor. We are then considering building 1.5 stories and accepting a bit of a slope.

On the ground floor, we received the following tips: shower and large study, since climbing stairs won’t work anymore in old age. We thought it was a very good idea.
The kitchen is just under 16 sqm, I wouldn’t go smaller. I really like cooking. Possibly, outdoor grilling can be used, so not bigger but also not smaller.

In my drawing, I marked living/dining with 32 sqm. According to forums, the minimum size is 30 sqm. That’s why I won’t go any smaller. A dining table with a maximum of 8 seats should be enough.

The sofa should be normal, no huge sectional (maybe still present in the drawing: a 3-seater sofa, a 2-seater sofa, table in the middle, flanked by an armchair. Classic.

As I said, I would really like to chat with you personally (may I say you?) if it’s not possible here in the thread.

The stair climbing issue has been discussed often. You are building a huge house. When you are old enough that you can no longer climb the stairs, you either build new or add on or move straight into a nursing home. Also, there are stairlifts - they work great. My grandma is now 99. Until three years ago she lived in her house and climbed a steep staircase every evening. Then she partitioned off a corner downstairs in the living room and slept there for a year. Now she is in a home. The idea of living cramped for 60 years because of that one year is nonsense.
Furthermore, the question immediately arises what you want to do with the rooms upstairs otherwise? Should ghosts live there? Please don’t say "rent out," because that is just the next nonsense, since you need a separable staircase for something like that and you are far from that and it requires even more space.

What is the WC in the garage supposed to be? Is your architect related to the plumber?
I would strongly cut back here, otherwise this will be a bottomless pit. You already notice now that your budget is not enough. A house gains quality of life when you plan fewer rooms on the same area, but those perfectly. Think about what you really need and what not.
It is common, for example, to plan a shower in the guest WC and then the children or the dad use the bathroom downstairs. Whoever doesn’t want that and has the money plans a kids’ bathroom and a master bathroom, but only a WC with a sink downstairs etc. You have to plan according to your budget and consider how to manage with less, because currently you are already over the limit and it will be much more expensive than you think.

What exactly is included in the 380K budget? Is that just for the house or also for paths, terraces, garage, utilities, in other words, ancillary building costs? What about the costs for the private road that mentioned, are those known?
