The dining area doesn’t work like this, it’s simply too cramped, no space by the stairs. You also can’t sit 50cm next to a fireplace, you’d literally go up in flames .

In my opinion, the floor plan does not reflect its 180 sqm... I find the children's rooms adequate but not spacious. The area downstairs has rightly already been criticized enough. What I would also like to question as a layperson is the budget. I can't imagine that the price works out with such windows and venetian blinds. As far as I know so far, that is extremely expensive. Besides, I find it problematic that you are already exceeding your budget during the planning phase. Considering that usually quite a bit more is added during construction... Quite intense. Have you also somehow calculated the ancillary construction costs?

My idea would be to remove the cube and make the whole house rectangular. So, where "living" is written in the drawing, that's actually where the terrace begins. That will be removed, thus more space for the table. We have to move the fireplace; the architect was always a fan of room divider stoves. The living cube will thus become smaller, because there will be no more cube. The planned terrace covering, not entered here because the architect had no idea for it, will then form the design element with Trespa panels, which was initially supposed to be taken over by the cube.

Hi Drasleona,

we are still in the draft phase. As laymen, we liked the drawing because the client also has a very design-oriented perspective. Pragmatically speaking, however, it is becoming increasingly clear that we have planned things that we either don’t need, have poorly thought through, or simply cannot or do not want to pay for.

The windows are brutally expensive because a huge front is planned there. The blinds complete the picture absolutely, I agree with you.

As I said, we are still in the draft phase. And because the calculation blows the budget so badly, I have now registered here and am busy. We will not realize the project with this calculation. Although I have my absolute limit, it has already been exceeded. So something has to be done here. I am trying to get the necessary inspiration here.

Basically, we have already had a DIN276 calculation done and ended up at €480k. 25% over the maximum(!) budget. That already includes VAT and incidental construction costs, but we clearly have to get to 350–max 380, so that I have my additional reserve for bad times. And so she does not have to break into it right after the shell construction.

Don't get me wrong, but after your explanations I can't quite understand why you're putting this whole thing up for discussion when it's totally unrealistic. You should rather start all over again. I would also start from the basics, so rectangular, without a garage, with double doors and shutters, without an extension. If it's cheap then you can think about what to blow the remaining budget on. If you take the current design as a starting point, the end result will be one huge compromise because you won't have anywhere what you originally wanted.

It is up for discussion so that even inexperienced builders or prospective builders will have their eyes opened. Without joining this forum, I probably would have even approved this draft. Therefore, I find it important to exchange ideas here.

Your idea of starting over sounds silly at first glance because you have already spent several hours with the architect, etc. – but it seems necessary. We have to be clear about what things we want and not overload the house with expensive pointless things (entrance airspace), only to go over everything again with a red pen in the end.

Sometimes I keep tending to Viebrockhaus.
