Oh, architect costs are added on top? I didn't know that. I thought with standard, they were finished – but of course, everyone still has to submit the application themselves. The base slab was clear, transport isn't easy either. Yeah, then we're quickly at 50K. Still, 60K remain for sprucing up – but is that enough? Regarding the floor plan, one might also consider the Bravour 400 from Fingerhaus: Swap the office and utility room and then completely mirror it. Also, drastically shorten the long wall next to the dining table. 164m².

Good morning everyone,

The Pentecost holidays are over and my inactivity here was due to the activity of the project. We continued to meet and discuss what we want and also what we actually don’t really need.

As a result, we have 164 sqm without a basement with a small garage (1 vehicle plus stuff) and a shelter roof. We are not yet final on the windows and the garage will also be set back to the height of the kitchen window, if possible. A window for the dining room on the east side will also follow, as well as one in the children's bathroom. Whether in the bedroom on the north or east side still needs to be discussed; I tend to the east.

But please see for yourselves. I am, as always, very happy about sufficient feedback.

Is it me? Or is the north arrow simply not drawn in?

The drawing is oriented "kompassgerecht" and thus the top corresponds to North, etc.

I would add a window to the children's bathroom. Maybe move the toilet in the master bathroom a bit upwards and place the children's shower in the resulting niche? I wouldn't like the bed under the window. So possibly the window on the east wall or does the bed fit rotated 90°? The door from the bedroom could also be aligned with the south wall of the dressing room. Then the corner would be in the bedroom and not in the hallway - and you don't fall directly from the door into the bed as in the current drawing. But that would be a matter of taste.

Hi,

yes, exactly. The children's bathroom will still get a window. The bed in the bedroom will not be turned, but the north window will become an east window. We will also move the door, so we will have an entrance to the dressing room and can flow from there into the bathroom and bedroom.

I still have the following challenge here: the roof. I cannot find a square building with a gable roof. Does it have to be a hip roof then?

We already like the basement quite a bit. It took us some courage to accept a square shape. But that's why I'm registered here. I had already posted the calculation; we would even have some equity buffer left, but we actually want to keep that independent of the construction and invest it elsewhere (not consume it).
