I think it’s good of you to take that to heart, but it doesn’t help either. You have to get through it in the end, not us Forianers...

I still see the €1,750/m² critically.
I don’t know how the prices are with you, or what the connection to the contractor through your relatives brings you, but it still seems too low to me.
I would generally assume €2,000/m² here.

Regarding your remark on how other builders do it: I don’t know either, but very few register in a forum and get feedback on the financial situation.
Many of them will just talk to their bank, and since they promise them a loan, it must be fine. Then they finance it for 10 or 15 years and that’s it. I’m sure there are quite a few who have no idea at all what really happens to them through an interest rate increase.

I’m far from considering myself knowledgeable, but I’ve already been through all that myself (like some other warners here) and currently see it with 3 construction projects in my circle of friends how naively some approach the matter.

€: Comments on planning make little sense at the moment, it’s a bit like a pipe dream, sorry...

Fixed interest period of 30 years, currently we are at about 1.6%.

We can do 450, which corresponds exactly to 1500 monthly repayment, 400€ monthly additional costs on top = 1900 monthly burden. This is even calculated so that one of us can be temporarily unemployed, sick, or a parent. But no more.

We also have some equity and the land lowers the price.

I had just thought that we wouldn't have to buy the land and that we have an experienced craftsman entrepreneur in the family. "That can only be good for the wallet!" - overrated.
We will have to sit down, also with the bank, and explore conservatively accordingly. But that is important to me. And I wouldn't have come to that without participating in this forum, so thanks to all participants here. Even if the words are sometimes harsh, but I don't take them personally from you.

If you absolutely want to calculate with 1750 EUR/sqm (I unfortunately can't help myself, I would call it wishful thinking), then be aware that it will really be a basic equipment. Laminate instead of parquet, no fireplace, no venetian blinds, normal electrical installation, no KNX, possibly even without electric shutters, simple stairs (nice stairs cost real money), simple bathroom fittings, simple plastic front door, etc. It is not a problem at all to build like this, but the expectations should match the budget, otherwise there will be many small disappointments during the construction phase.

The ground floor looks nice, but I don't see the upper floor working. In the places where it gets complicated, you have left out the furniture. That's already suspicious. Furnish the bedroom and office. Where is the chimney in the upper floor then? Sketch lines are sufficient for a sketch, but they have to be kept in mind. That adds quite a bit to the house size.

@ Crossy: absolutely. I'm not convincing myself that the math works out nicely. But it is definitely a certain deviation from the standard.

: to be honest, I took the floor plan of a married couple we know, which we simply like very much in real life, and rotated and mirrored it to fit our south garden including southwest driveway. But that doesn't necessarily mean that their already realized construction project has to be a 1+ just because it was built.

An addition, because the processing time was just over:

The study will probably be done with a built-in solution. Here we could rely on a carpenter friend.

I forgot to mirror the chimney. Presumably, I would have it disappear in the "door wall" to the parents' area, if possible.

The bedroom was drawn too late yesterday. In that sense, it is no longer to scale with the bathroom and dressing room. However, the head side is supposed to be on the east exterior wall, so to speak.
