Indeed, it gets tight with 1.5 stories. Maybe with a knee wall height of 2m?

This is now the homework for our architect. All design elements from the initial plan have been removed. Only 1 study room left. We want to treat ourselves to a master bathroom. The children's bathroom will be treated like the guest bathroom. Garage fits 6x5.

With the specification of the plan (I have mirrored the plan by hand, the origin is a building already realized), the architect should now provide pure services.

I already like the basement. The large windows, etc., have also been removed. We have to see about the upper floor. If it doesn’t work otherwise, it will be smaller up there.

Can someone help me understand how the construction costs compare from 1.5 to 2 stories (we want to place the house solely on the development plan where this is allowed)? The square meters essentially remain the same.

Okay, you always have to make compromises with off-the-shelf models. The children's rooms in the north – well, but at least 2 windows. You can certainly swap the dressing room and bed in the bedroom if you want. I really think it's worth considering. I don't believe the architect could compete with that. Do you think you could manage with a total of 350K here? You still need the foundation slab, but otherwise quite a lot is included, even if the fittings are basic. That leaves 110K to spruce things up. Or is that nonsense? Has anyone here actually ever built with Danwood?

Prefabricated wooden house from Poland. Naturally good for the wallet, but we see many "buts" here – starting from the prefabricated stage to the wood.

Of course, ordering caviar and paying for McDonald's is one thing, so I don't want to come across as tasteless. However, for this reason, we have significantly increased our budget to truly realize a solid house.

The floor plan seems to me to be a good basis to build stone by stone and to self-assign the individual trades?

You are not quite clear that both prefabricated and wooden houses are generally more expensive than solid stone houses, right? I don't know the Danwood prices, but in general, your statement is fundamentally distorted.

I don’t know Danwood. However, it is often the case that the same house, in the same quality with the same equipment usually costs the same. Nobody can give anything away for free. I would build something smaller and look for a regional GU. It doesn’t matter whether the carpenter builds 2 houses a year or a local solid construction builder.
