You have 3 doors in the room. That means 3 times less wall space for shelves, for laundry, for building services. Draw everything in once.

Good morning,

what do you think of the Bien-Zenker Fantastic 162 V4?

Ground floor:


Here I would enlarge the kitchen a bit and create access to the terrace.



The orientations on our plot already fit. Compromises have to be made regarding the size of the utility room and the missing guest room.

With 164sqm living space the bay window would even be possible, which we already had in our initial idea.

I also think the WC behind the wardrobe is rubbish. The wardrobe is always full and has many tripping hazards. And the wardrobe is too small. And personally, it would be too far "inside the house" and no longer close enough to the entrance for me. I had it like that for a while and thought it was stupid. Actually, I then immediately carried everything further inside, e.g. groceries directly into the kitchen, and so because of the small, impractical wardrobe, the kitchen became the wardrobe.

Hello,

the issue with the wardrobe is a compromise we would accept. The small technical issue can be compensated by placing the washing machine and dryer in the children's bathroom. We do not want to swap the children's bathroom for the guest room.



I have moved the entrance to the master bedroom into the dressing room. In the children's bathroom, the toilet has been relocated and the washing machine/dryer planned there. The children's bathroom is then combined with the utility room.



I have extended the kitchen and supplemented it with built-in cabinets and a small U-shaped solution. A sliding door was installed to the south terrace. The large living/dining room was shifted slightly. A chimney was planned on the corner of the stairs for a later wood stove. Sliding door from the living room to the hallway. Additional storage space under the stairs with a built-in cabinet. More shoes could also be stored here to contain the wardrobe problem.

How high is the knee wall? Washing machine and dryer are about 85cm high, if you stack both on top of each other you are at about 170cm. The niche in the children's bathroom behind the shower might be sufficient for that ...
