Hello everyone,
at our developer, a customer who had reserved a plot dropped out. Since the other plot has a south / southwest location, we didn’t hesitate long and switched the plot. The new plot is smaller, so we gave up our bungalow dream. The plot is No. 5.
A reminder: The plot is bound to the developer.
I have been thinking the last few days about the arrangement and design of the rooms and the plot and basically want to first know if the approach is okay. I am not concerned with details inside the rooms themselves, windows, doors, bathroom design. That’s also not possible since I created the floor plan myself (based on the Gussek House floor plans). Nevertheless, I tried to design it as well as possible. For this reason, I want to put the floor plan up for discussion here. It is enough for me if you give feedback on the room layout and room arrangement, as well as ideas / suggestions / tips. Maybe you also see things right away that "just don’t work" or are not practical for everyday life.
I created the floor plan with RoomSketcher, unfortunately, I only have a free version so many things are not possible. Therefore, please ignore room dimensions on the upper floor. In the area of the study room (office) there is a dormer.

Outer dimensions 12.85 x 9.60 m (enlarged, original dimensions of Gussek House houses are smaller)
Unfortunately, I cannot show room dimensions because RoomSketcher does not allow it.

Number of parking spaces: no specification
Number of floors: maximum 2 full floors
Roof shape: gable roof, hip roof
Further specifications: Garage must have a 5 m distance to the plot boundary. Garage on the west side because the curb is lowered there.

Style, roof shape, building type: doesn’t matter, I initially considered a house with a gable roof, in the area of the study there is a dormer
Basement, floors: no basement due to very high groundwater level
Number of people, age: 4 people aged 36 (woman), 37 (man), 3 years (child), 1 year (child)
Room requirements on ground floor and upper floor:
GF: Living / dining / cooking, utility room, guest WC with shower, hallway (corridor) with cloakroom and stairs to upper floor, guest room / playroom
UF: Bedroom, 2 children’s rooms, bathroom, storage room, office
Office: family use or home office? Home office with family use
Guests per year: 1-2x
Open or closed architecture: closed architecture?
Conservative or modern construction: a mix of both
Open kitchen, kitchen island: closed kitchen with kitchen island would be nice but is not a must, open kitchen is also fine
Number of dining places: 4, with option for 6
Fireplace: no
Music/stereo wall: sound system in the living room.
Balcony, roof terrace: no
Garage, carport: There must be space for 2 cars, preferably 3 to 4. Currently, I could imagine a garage (3x6) with carport (3.6) in front, no idea if that works. Then 2 parking spaces in front of the house.
Utility garden, greenhouse: no
Further wishes / special features / daily routine, also reasons why this or that should or should not be

-Do-it-Yourself - copy fits, combination of the Gussek House Lindenallee, Kiefernallee variant 1 and Buchenallee variant 2 houses
What do you particularly like? Why?
-large closed kitchen with island with direct / short path to the terrace
-living room close to the terrace
-guest / playroom on the ground floor
-storage room upstairs, with washing machine and dryer
-utility room with washing machine and dryer (yes, present twice)
-6 rooms
-layout of the rooms on the upper floor
What do you not like? Why?
-location of the study / office on the upper floor is not optimal from my point of view but I could live with it
Price estimate according to architect/planner: no new price estimate received so far
Personal price limit for the house, incl. equipment: 400,000
Preferred heating technology: heat pump
Why did the design turn out the way it is? For example
