The 30€ is the material price including VAT. I think you can already get something reasonably decent for that. Painting is either included in the offer or calculated as self-procurement for 10,000€, so relatively safe in that regard. The electrical equipment is fine for the most part, possibly 1-2 extra sockets in the kitchen.

What eventually flows into the loan as equity and what is set aside, we will see when the time comes. But I definitely wanted to factor that in now, as it will certainly influence the financing needs in one way or another.

edit: I just quickly googled about the kitchen. It usually isn’t a problem to finance it, but with corresponding deductions in value. Furniture and lamps could be different, but in the end we are moving from a 2-room apartment into a house and simply have more rooms that can’t all be furnished with what we already have. I don’t think it’s great to increase the loan by another 5,000€ because of that, but somewhere the money has to come from and I don’t want to plan on ongoing salaries for that.

It might be different from bank to bank. But with us, the kitchen was clearly excluded from financing. Moving from a 2-room apartment to a house; and you think you can get by with €5000 for furniture and lamps? And the loan won't cover that either. You have to plan that separately, independent of the construction loan.

Furniture and lamps can also be bought very well second hand. That saves a lot. For the quick solution, they don't even have to be beautiful yet. Under pressure from quick decisions, I was able to buy a bundle of 5 vintage design lamps at 25 euros each. A mundane lamp at Ikea costs just as much. Yes, sometimes buying second hand goes wrong too. But actually, that happens rather rarely. Overall, you don't save a huge amount of money, but you save at the right moment, namely when money is tightest. The house is completed but still needs to be furnished (I am currently in that phase and phew, quite a lot of little small sometimes nothing small things add up).

Ah, for the quick solution and when it doesn’t have to look nice yet, I have a tip: 20 lamp sockets/renovation sockets are available on Amazon for €14.25. I have already bought them there myself.

The apartment is currently quite cluttered. The dining room comes along completely, as do the cabinets. Basically, only the children's room remains completely (although with 1.5 years old, there doesn’t have to be much in it), 1-2 cabinets in the study, a larger bed and shelves in the storage room. About 15 lamps at €50 each in addition. Tools and garden equipment as needed or within the budget for the outdoor facilities. I see the €5000 as sufficient and I don’t think I have to resort to construction site sockets ;) Buying used is of course a solution if something decent is available nearby and there is actually a significant price advantage. Rebuilding cheap furniture a second time can be difficult ;)

Yes, you are mistaken. Installation itself is not listed separately, but is included in the general contractor's offer. However, nowadays only the wet areas are installed; the rest would be done by the builder.
