No, it’s not written there. But dragging the entire building services through the retractable ladder, which is more of a ladder than a staircase, is hard for me to imagine. So there should actually be a proper staircase. And the attic must then also be made frost-proof to a sufficient extent, and in that thread or somewhere else on the internet it was also noted that multiple drillings through the actually airtight building envelope are not entirely unproblematic.

As for the basement formula, I estimate there is about a 50 cm difference across the entire property. But it is difficult to estimate without technical aids, especially since the exact property boundaries are unknown due to lack of surveying. In any case, it slopes most steeply in the western area, that is, in the proposed garden. In the area of the house, the drop is at most 20% according to the basement formula, rather 15%. This is not really decisive for the basement yet and there is the arsenic issue which can only be definitively clarified when a soil expert is sent.

On the other hand... a proper staircase upstairs would of course also have its advantages to really use the attic. Carrying an old armchair through the hatch is certainly no fun to do frequently. Then there's only the problem that we suddenly have three floors with all the implications. Well, I'll wait and see what the local main contractor writes in his offer and then we'll take it from there. I assume he will be well in the middle. Due to the lack of expensive sales, significantly below Weberhaus, thanks to higher quality equipment, also slightly above Town & Country. Then it would be appropriate to arrange a personal meeting with the building planner and turn the preliminary draft from the drawer into a concrete specific design.

The neighbor to the east has his reference height a whole meter higher, the neighbor to the north 40 cm, and the neighbor to the south the same as you. That sounds, on the one hand, like a slab-on-grade house is possible and, on the other hand, I already read from this that you may mentally decouple a boundary garage from the house, otherwise it would have a wall height problem (whereby I conclude from the driveway location at the southeast corner that a boundary garage to the neighbor east would be most suitable).

I think it’s best if I upload how we roughly imagined it in the version with the technical room extension. The unlabeled thing southwest of the house corner is supposed to be the terrace ;)

Having the house and garage detached makes absolute sense since otherwise the driveway would cut across the entire property. And you don’t want to have the neighbor or their hedge right in front of the living room window. Regarding the garage, the current idea is to use a prefabricated garage and then build a carport onto it so that you can still drive through with the trailer (drawn in red).

I think the idea with the extension nicely closes off the house towards the entrance/driveway
