Why shouldn't the outdoor facilities be included as well? They increase the value, whereas a kitchen can be taken away at any time. For example, I am certain that the construction supervisor did not increase the lending value for us.

I always thought that only things that are permanently attached to the house can be financed. Since the kitchen can be removed and taken along, it is not included. The same goes for furniture, etc. Whether and to what extent the garden increases value is, I think, debatable. So far, I have assumed that it is not financeable because it is not permanently attached to the house. But you have to clarify that with the respective bank. It was more about how to correctly calculate the percentage of equity in connection with the KFW loan. :)

At our bank, the two KfW loans were calculated as equity. Closing was at the beginning of July.

We didn’t include furniture in the cost breakdown, but the kitchen was no problem for us. However, if nothing unexpected happens, we want to pay for it with equity. I can only recommend contacting your house bank and advisor. But for us, the house bank won out, was quite clearly (0.2% with mostly 20-year fixed interest rate) better than the offers from the advisors.

KFW is, like any loan, debt capital.

Only for the determination of conditions can it possibly be interpreted as equity.

But normally it is not like that, that the bank initially assumes the risk. For this, the bank receives a commission. Accordingly, the entire loan amount including KFW is used for the determination of conditions.

No, fortunately it is not like that with almost all banks. 60% bank loan = mortgage loan + KfW at KfW conditions as an example.
