In the long term, this can of course change, but currently it looks more like the neighbor wants a lot of space. The place has probably been less popular in recent years since it is somewhat off the beaten path. (I would send you the area via private message if I could, I do not want to post it so detailed on the public internet)

I also went through the development plan today.
- Nothing new technically, pitched roof was 30 to 45°
- Roofs for garages, carports, and outbuildings in all shapes up to 33°
- Outbuildings are limited to 2*40 cbm, so the large garden house as a possible cellar replacement will certainly not be approved. If anything, 2 smaller ones
- Carports/garages must stand perpendicular or parallel to the street. What is the reference point in the curve? Or are the streets before and after the curve taken?
- Garages still need an anteroom, nothing is said about carports. Do they need one, since there is no gate you have to wait for? (We would probably plan a car length anyway so that potential visitors do not stand in the middle of the street, but I definitely want to know exactly)
- "Garage roofs and roofs of outbuildings must be covered with the same material as the main building if they are not greened" -> what about carports? And do proper roof tiles then have to be used on the garden house?

The question is, how do you find someone who works reliably and sensibly and doesn’t kick the bucket in the middle of the construction phase? Maybe I have read too many horror stories about building, but with a big provider I have the feeling that the risk is lower. The plan for tonight is still to look a bit at how what fits. But a gable roof was already considered. So far rather a study towards the west (west-south-west) since that is the freer part of the plot and the kitchen-living area over south and east since you don’t need that much light in the kitchen anyway.

For my part, gladly, just gmx (de) after my member name. You find the reliable ones regionally, the completion can be secured by a guarantee, and the "big" providers are often rather small franchisees of big brands (who, apart from in the system headquarters and show houses, hardly have any employees).

Excuse me??? You don’t do anything there, do you? That’s where you need most of the light, preferably natural light, because that’s where you work hard. Even if it’s just making a toast or having a little drink. Do you actually get a little pocket money from the admin if you’re still dealing with private emails and such here? And do you also do telephone counseling :D
