Construction costs for a single-family house with a basement in NRW

5k wooden fireplace
10k geothermal
0k flat roof

So in MG-Land (Rheindahlen) houses are currently being sold by a developer.

314TEUR, semi-detached house, 122sqm living space, 290sqm plot, without garage, without basement, no special energy standard, air-water heat pump, pitched roof....

Therefore, I cannot and do not want to believe 190. Unfortunately, I am still on the road. But it's all pointless anyway.

Calculate at least 1500 euros/sqm, rather 1,800 euros. + basement + incidental construction costs + extras.

The equipment easily amounts to 400-450k€. I have no air conditioning, no [Raffstores], no double garage, no clinker bricks, and only 138sqm. Otherwise very similar with 2 full floors, gable roof, and carport. It costs me 418k€ with a little buffer. The hillside location adds 25k€ for me. Your 3xx,000€ can really be forgotten nowadays. Sorry, not with this equipment.

Depending on the quality of the bathroom fittings, an additional xxk€ will be added. We don't even have tiled showers

But I have looked at the exposé several times in the last few hours and most likely have to take away your illusions or correct the exposé.
There are developers who advertise with the term "turnkey," others advertise that all incidental construction costs are included.
But that does not mean that the one offering turnkey builds the house ready to move in: usually (99% of the time) the flooring and painting work still need to be done. Often, the painting work even includes the wood cladding of the roof. That often amounts to a good 100-150€ per sqm.
In your example, the incidental construction costs are offered to you, even some landscaping, but a lot that is normally named is not mentioned at all. So I would bet that there are no painting or flooring works included. I go further and simply say that this house has not seen a tile until the buyer hires a tiler.
Now, there is an electrical package. But a package means nothing other than the installation is not included in the price.

So if an offered house is considered affordable, it is supposed to attract a tenant to build or buy a house. Beware if the price doesn’t fit in at all with the range of other offers.

Have you ever requested a building performance specification for this construction project?

Actually, I thought that was standard. Ok, the air conditioning and ventilation are luxury.
But what could they possibly cost? 15k?
The rest is probably more standard.

We already have a budget slightly over half a million. The land costs 145k. That you can't get a single-family house for the rest is hard to believe.
Especially when you look at the information on the internet. The construction cost index from Destatis shows 1600€ per m² on average.

But even if you add all these points, you still don't come up to additional costs of 150,000€. And here even more is budgeted when you hear that I have to calculate over 400,000 for our construction project. Without land. Our plot costs 145,000 plus the 400,000 mentioned here, I am a quarter of a million above the developer's project.
