Yes, we have also thought about the wall – two rows of wardrobes are certainly nice as well, but we also very much like having some space in front of the bed. Our current bedroom is about 4x4 meters, and we really like that, especially since our bed is a special size (waterbed) and 20cm longer than most beds. But I’ll take another look. More wardrobe space can’t hurt.

Yes, admittedly: stairs are a horror to me as a layperson because I don’t know how big they need to be and how everything fits together. I’m hoping for help from whoever makes the "buildable" plan – this is just supposed to visualize my idea/wish. I had deliberately looked up "possible stair floor plans" with measurements but already thought it wouldn’t work out.
We definitely don’t want the utility room upstairs. I had a small office there at first, but that would really be small and I think I’d rather sit in the basement. We’ll see… 7 sqm is probably quite a lot, especially since we have the basement as you rightly say.
Sorry, you’re absolutely right – I always forget to indicate north. I’ll do that in the next draft – promise. North is pretty much exactly where the bathroom on the upper floor is.

I’ve considered leaving the storage room area upstairs open… that could be an option, it makes everything a bit airier and lets some light in. But for me it’s otherwise dead space because I know none of us would ever sit there to read etc.
Don’t you have a geoportal? The plot sizes are usually correct there. Especially if the property is surveyed before purchase.

I would extend the dressing room towards the bedroom so that a second row of wardrobes fits in. A sliding door between the dressing room and bedroom would allow the bedroom to be separated if needed without disturbing everyday life.

The bathroom is also poorly furnished: it’s too tight between the shower and the tub… the shower is too short… you have to plan that with defined windows as well.

The stairs really don’t work that way. You are building the bathroom over at least 2 steps, you’ll hit your head there. One step is ok with normal ceiling height… The basement stairs don’t work at all like that right now…

I don’t see a storage room that size on the upper floor, you have a huge basement and a central vacuum cleaner doesn’t need 7 sqm. I would either plan a small office in there (at least install a large roof window so it can become a cozy office later) or put the utility room with the washing machine there. People don’t really like working in basements with light wells.

I would probably plan double casement windows there and a small gallery (reading corner or something), open to the hallway, so it gets some light as well.
