I think building fewer parking spaces than you have cars is negligent. It’s already tight enough in today's residential areas, and then permanently claiming a public parking space for yourself...

I can't think of much better options either. So now rather 4m to the neighbor, at least 6m carport, leaving 8m for the house, which I would also be limited in length by the trees and shrubs.

To park two cars side by side and give up that much width... somehow not good either. In the end, a lot will depend on how wide the plot actually is and how far I really have to be from the neighbor...

If things go really well, the plot is 18.30m wide and the distance to the neighbor is 3.50m: Then there would be space of 5.20-5.80 for two parking spaces (depending on the house) - tight but feasible.

If things go really badly, the plot is only 17.70m wide and the distance to the neighbor must be 4m, then there would only be 4.10-4.60 left.

We will see - there will definitely be a solution. I would also prefer it to be 22 meters wide, but it just isn’t. It will be solvable.

Let’s see... at 11.60 house length, maybe the house could be placed with 4m distance to the street - then maybe you could still get a parking space in front of the house, across the width - without any overbuilding. I will also check that.

Plan the parking space perpendicular directly at the street on your property. I believe has it.

Yes, as I said, I'll check that... but 3 meters probably aren't enough, right? With 4 meters I lose garden / terrace at the back again, which isn't very spacious anyway... we'll see.

In any case, all this is (still) a lot of fun for me so far! :D

Here's a small update:

- now 9.60 wide, which is very helpful especially on the upper floor, the bathroom should fit with the 2-meter line etc.
- gave up the office upstairs. We are currently two people and therefore have enough rooms. Even if that should change more significantly than expected (;)), the cellar offers enough space and here I am strongly leaning towards 2.33 room height, which is also very usable
- instead of an office upstairs, a storage room (maybe still too big? Solves the problem of light incidence and somewhere the vacuum cleaner has to go anyway...)
- windows in the plan are anything but final - so far more or less placeholders without exact measurements known - ergo still inappropriate distances from each other etc.
- pantry here actually means more of a storage room for all sorts of things...

The staircase is too short. But there is still some room for adjustment. Then the hallway upstairs will simply be set back.
Where is north?
Personally, I would avoid a staircase with a landing in the entrance area, which is often sandy, if you have the options (i.e., more space than 55/60 sqm on each level).
