Yes, some rethinking is needed in the bathroom, especially since you are right: the 2-meter line is probably already in the way with this type of layout - I will update that later. The office is of course a good hint as well. I actually like a dormer - but I didn’t consider that when creating the floor plan. A window in the dressing room also makes sense! Many thanks.

Today we visited three new development areas - a bit of looking around, a bit of inspiration, a bit of chatting with the (former) builders. It was quite interesting... Viebrockhaus is really represented here above average and two people surveyed were at least very satisfied - but probably people tend to phrase the question a bit more positively (after all, it was their own decision), but if things had gone completely badly, they would have certainly said so...

Otherwise, Town & Country was noticeable and a "Virtus Massivhaus" also caught my eye - I will take a closer look at it as well.

Town & Country is not the right one for you. Depending on the region, it is not bad, but rather simple standard like radiators instead of underfloor heating

We also had Town & Country in the selection (that's how we even got the idea to build). The standard price is low, but there's also quite little included. On the construction side, there is quite a lot to be done. Certainly a good choice if you have little money and want to build for 2000€ per sqm with a gas heating system according to the Energy Saving Ordinance. Things like underfloor heating, KfW55 or also the Daikin heat pump can be added. KfW40+ with smart home for over 700,000€ is not quite their level. That's like trying to upgrade a Dacia to a Porsche.

I actually like the floor plan quite a bit, although without a 2 m line it is difficult to judge whether, for example, the bathroom works as it is. The bedroom window might also be a bit tight. What I find a bit unfortunate: The original Viebrockhaus has a rather representative front side, but in your plan it would not face the street, rather the side. In addition, every delivery person has to pass by your cars, which might be parked in front of the garage. Your street view is never shown on the Viebrockhaus website, but it can't look very impressive with windows for technology and backup kitchen. Your street view in the new floor plan also doesn’t look very nice at the moment, I suspect. I would change the floor plan so that I enter the house from the street side and create a nice entrance area there. It simply looks better and more inviting, in my opinion. Also, no one has to walk past cars.
