A layperson and beginner remains a layperson and beginner even with planning software. What the software cannot do is: turn them into an experienced planner overnight. What the software can unfortunately do well, though, is: make planning look "actually quite easy" and the results "already quite professional" relatively quickly. You have certainly already seen some "goodness gracious, this is falling apart at every corner" drafts here, which the respective lay planner called "semi-final." Professionals never use CAD for their first brainstorming scribbles—but always only when the design has already reached its initial maturity stages. It is actually only the laypeople—and more specifically, among them, the beginners—who disdainfully wrinkle their noses at graph paper and/or think it's a tool for "losers" who missed the digital train. By the way: if you get stuck and want to tap into the swarm intelligence of the community, a photo of a hand scribble engages those thinking along no less effectively than a screenshot from "Clicky-colorful House Planner Trainee 3D." Software would have a real advantage here only if it produced output formats that the collaborators could import and further process—ideally with a logfile for editing comments. But here we are "only" in a forum and not in a groupware app.

So.... back to the text....

: I reread the last pages and understand why I might have been "misunderstood here and there." My choice of words was not always fortunate. I don’t want to be a know-it-all (I have no idea about house construction), nor resistant to advice - I just want to understand, and for that I need arguments. I also felt a bit offended by the "you’ll run out of money before the first spade hits the ground" comment. And even if I come back today with 3D PC stuff (I like that), I have ordered graph paper, pencils, and a set square ;)

@everyone : The plot is now reserved. I’ve contacted two architects and am waiting for a response from one; the other wasn’t immediately likable... I still plan to continue with a Viebrockhaus house to gain experience... but I have now switched the model - dimension-wise, (for example) the "Edition 430" should fit better (9.10m x 12.60m)... I "recreated" the floor plan because I didn’t want to insert an original from VBH here - better safe than sorry....

So first, the questionnaire:

Development plan/restrictions
Plot size: 606 sqm
Slope: no
Floor area ratio: 0.35
Floor space index: /
Building window, building line and boundary: See development plan page 1
Edge development:
Number of parking spaces: 2
Number of stories: 1
Roof type: "pitched roofs with a roof pitch of 15 - 51 degrees as well as mansard roofs allowed"
Style: /
Orientation: /
Maximum height/limits: 4.5m eaves height / 10m total
Other requirements: 10 meter deep planting protection strip where trees and shrubs must be preserved (on the south side of the plot)

Builder’s requirements
Style, roof type, building type: Gable roof, classic
Basement, stories: 1.5 stories + basement (depends on cost / if no basement, then "pantry" will become "technical room" / as VBH plans it)

Number of people, age: currently two people / 40 (m) and 32 (f)
Space needs on ground floor, upper floor: One child planned, but we prefer one room too many than too few
Office: Family use or home office? Home office desired
Guest overnight stays per year: maximum 10 overnight stays from one guest
Open or closed architecture: ?
Conservative or modern building style: rather modern
Open kitchen, cooking island: open kitchen preferred. The "dirty kitchen" inserted here by VBH is growing on me because I hope to combine advantages and disadvantages (open kitchen and yet a place where dirty dishes etc. are not immediately visible)
Number of dining seats: 6
Fireplace: currently not planned, but not finally decided
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: Plot is not yet measured, but should be 18.15m wide then - then (see my sketch) a double garage should fit?!
Utility garden, greenhouse: no

House design
Who designed it: Viebrockhaus
What do you like especially? Why? We like the large kitchen, the large bathroom, the big windows. The idea of the "dirty kitchen" is growing more popular here (as mentioned)... shower in the guest WC (we have a small dog)
What don’t you like? Why? Currently, the bay window (marked as "office") would be on the side of the plot where the neighbor’s house lot is only 3m away... since there is a large window front and full room height, the "view" probably wouldn’t be so great... besides, the bedroom faces the street in this layout. Possibly swap with guest room? Then the dressing room would be out of place (which could also be removed for a larger bathroom)
Price estimate per architect/planner: not yet available
Personal price limit for the house, including equipment: As said, actually including basement between 700k and 800k - but I would be willing to extend the budget if necessary - though it doesn’t have to be a million. That wouldn’t be worth it to me - so I think: maximum 900k
Preferred heating technology: I lack experience here - the current (rented) gas boiler is not so great (too loud, but also poorly installed), basically open to everything

If you have to do without, which details/expansions
-can you do without: The basement will definitely be a price/performance trade-off... with this layout there would be no "proper" utility room without a basement - it would then be integrated into the dirty kitchen. Where to dry laundry then?
-can’t do without: We would really like a "larger" bathroom... it might still be conceivable to remove the dressing room and enlarge the bathroom accordingly (a freestanding tub, for example, would be something we’d like), also a "large" kitchen.

Why is the design as it is now? For example
Standard design from Viebrockhaus, which we actually like that way... on the upper floor, we have only made one room from the office so far - originally there is no wall here, but an open area... but since VBH also plans a workplace here, open in the "hallway" probably isn’t ideal...

What is the most important/basic question about the floor plan summarized in 130 characters?
Bedroom faces north to the street because the house would have to stand here with the gable side to the street. Bay window "wasted" because view only to neighbor’s house?

Oh... I just realized I misunderstood a question: The budget refers to the entire project "all-inkl." - the property is at 160k

In my personal opinion, a second kitchen only makes sense if you have staff who are supposed to cook inconspicuously when guests are present. I wouldn’t install a second kitchen in the house just to put down dirty dishes, especially not 2 meters away from the main kitchen. The kitchen will cost you roughly (since you want a certain standard) 3000€*9sqm + kitchen equipment easily 35,000€. You could throw the used dishes in the trash for years. Better invest 5 minutes and put everything in the dishwasher. Then you get a large utility room/pantry combination.

Otherwise, where exactly do you want to place the terrace? Through which door do you want to go out there?
Because of this extra wall for the office, the hallway and the staircase will certainly be very dark. Do you want that? The hallway also feels a bit tight. Not much of the openness in the original design remains, but the "office" was only suitable for paying bills on a Sunday afternoon anyway.
