I interpret that more as "I have no arguments."

Anyway, I don't want to drag this topic out here. I don't think the VBH lineup is that bad. Definitely much more transparent about the costs that add up, unlike many others. With some competitors, you would have started off with a 4-5. Plus some vague statements. Keller does A, costs only xyz with your low requirements.

Yes, I also found that pleasant - but it roughly corresponded to what I had already roughly estimated here. Overall, it was simply a pleasant conversation. The man said he has been with Viebrockhaus for 15 years. I found it pleasant that when it came to topics like garden and landscaping, he said that 30k was calculated as okay, but you could also spend significantly more on that - and that, even though Viebrockhaus doesn't see any of the money. Overall, that gave me at least a good feeling so far.

However, he also said the following: I want to build in MV and now only a roof overhang + gutter of 50cm is allowed here - which would not be enough. Of course, you can also build houses in MV with 0.80m roof overhang, but the difference (30cm in this example) must then be added to the 3-meter distance to the neighbor...

That would not make it easier for me, and I am actually tending to a single carport with two parking spaces one behind the other (that would be possible, he said)... a parking bay is being created opposite my house, so that might be an option. We'll see...

Two questions about this: Can I have this "roof overhang rule" legally clarified with certainty somehow? Probably later in the course of a building inquiry, right?

Second question: The seller of the plot could not tell me so far due to lack of surveying how wide the plot will actually be. I calculated the 18.10m and that will probably be about right (my calculation also results in approx. 606sqm) - but of course not exact. I am allowed to assume that this will be settled by the notary appointment? Surveying will be done beforehand? Because if it is 17 meters, I would have a problem :)

Oops, sorry, I had overlooked your post. Viebrockhaus defines these 10k as follows: "On the ground floor, the rooms living, dining, cooking or kitchen receive a designer floor covering. Carpet is laid in all other non-tiled rooms. We are happy to offer you further upgrades with tiles and designer floors." So I can surely add something on top here - good to know. I have the catalog with the extra costs per sqm depending on the covering here - I can calculate it then. Thanks!

The state building code is your bible. In Lower Saxony, a roof overhang larger than 50 cm is counted towards the floor area.
