5.5 m for a carport I find narrow. But I would not restrict the house for parking spaces. In Bad Vilbel, Hanse Haus has an 8 m wide show house. However, 2 VG.

A single-family house fits on the plot. Set your budget. Create a room plan for yourself. Not bedroom, children's room etc but bedroom bed 2 x 2.4 m, 4 m closet possibly dressing room. A list of must-haves and nice-to-haves. The floor plans usually fit somehow for 4-person families. What is not taken into account are the individual requirements. Shoe collection, books, sewing room, storage space for diving equipment etc. What use is a cellar because you can afford it?

Uff. Really? Interestingly, you can't find the house heights anywhere - but there are good pictures and according to my calculation, the eaves height of the E600 is about 4.30m and the total height is 7 point something meters. Viebrockhaus also does not list it as a two-story house. From when exactly would it count as that? Surely it also concerns living space area, right? Otherwise, I think it should actually fit.


Yes, I also find that narrow... but as you said: making compromises on the house so that two cars can park properly is kind of dumb... a parking space IN FRONT of the garage probably also counts as a second parking space, right? Parking one behind the other is of course not exactly enjoyable ;) Opposite my little house there will be a parking bay... so one could park externally too?! Unfortunately, model house parks are closed – I would love to go and get inspired and who knows when they will be allowed to open again.



My budget is relatively flexible. As of now, it should meet wishes and not be limited by money – but in the end, it’s of course all a cost-benefit question. Excessive exaggeration is totally nonsense anyway. The basement is a nice example: I would like one because 1) I have always wanted a (decent) home theater and 2) I prefer to have laundry and technology in the basement... 3) then there is the extra storage space, especially since the plot does not allow an extra-large garage which could also be used for that. But am I willing to invest over 100,000 euros for these three reasons? I am not sure yet... but I don’t want to regret it later :)

The bit about individual requirements is definitely a good tip – I hadn’t looked at it that way yet.

We are currently two people. That is supposed to become three. Four, actually not – but I prefer one room too many rather than one too few. If we “only” become three, there will surely be a use for an empty room – should we become four, a missing room is obviously not great. A shower in the guest WC at the entrance would be nice (small dog) but is not a must.

We don’t have any extreme hobbies that would require large storage spaces. I would like an office – it doesn’t have to be big. Otherwise, there is an electric car (2 meters wide) and currently a small car (1.75 m wide) – but that could be replaced with something larger once there are kids. There are also two large e-bikes (shed behind carport?).

Otherwise, the usual: living room, preferably open large kitchen. The bedroom should not be too small – I don’t like walls 80 cm away from the bed. A dressing room is a nice thing. The bathroom may be larger than usual. We both like baths, an extra shower is not a must – two sinks would not be needed but wouldn’t hurt either. Some freedom of movement in the bathroom would be nice.

We think all this fits the E600 quite well.

Write exactly this list for yourself. Draw everything to scale. What felt exploded with the child is the wardrobe and the laundry pile.

Building is extremely expensive. Be sure to look around in the financing section here.

It's a pity that model house parks are closed. Get catalogs. Most providers are flexible.
Look around. You like the dining area at your parents-in-law's in terms of dimensions and measure it. The guest WC at your buddy's annoys you because it is too narrow. Ask about the dimensions. Etc

Yes, I have noticed it’s extremely expensive too – luckily I earn quite well and also have some equity, so this is not my biggest concern. I am currently calculating very roughly – roughly speaking:

- Plot: 160k
- Property transfer + notary: 14k
- House (for example the E600 according to the price list): 360k
- Change requests + selection: 40k
- Electrical selection: 10k
- Basement: 100k
- Kitchen: 20k
- Terrace, garage, etc.: 60k

Total: 760k or without basement roughly 660k

+/- 50k still kept in mind for unforeseen expenses – should work.

You forgot the ancillary construction costs. And the basement for 100 sqm of living quality space (home cinema) will also cost more than 1000/sqm. But I think you are pushing a bit too far ahead now. It’s only about the idea of whether the plot corresponds to your house wish. An underground garage in the basement needs a ramp. I don’t see that on this plot. 5.50 would of course be enough. Personally, one wants more. I would kink the ground floor sideways for the parking spaces as the E600 has at the front, for example.

That is anchored in the state building code based on the federal state. In my opinion, the house doesn’t fit the plot: too wide and has an ugly long corridor that you don’t like anyway. A utility room (or storage space) doesn’t necessarily have to be planned in the beautiful west anymore. The guests… if 2 parking spaces are required, then that means on the property.

As said before, I don’t see the E600 here. Think about whether you want to build with a general contractor or an architect. I see an architect here. Especially if a plot has quirks and you can afford it, you should have an individual solution planned with details.

Then the house must become narrower or one must park precisely or adjust the shed passage accordingly to the middle alley. Overall, the package of requirements still seems to me to strongly smell of cutting back.
