Pipes are a problem, but this can be solved by making them longer and possibly installing a circulation pump. Of course, that costs money and ideal is something else. More problematic is that the staircase is not exactly in the middle, so it doesn’t work out.

In general, I have to say that I don’t find the design ideal. For over 170 sqm, the rooms that result all seem relatively small, except for the 60 sqm living kitchen, which however seems relatively small in the kitchen area. I also find 90 cm showers quite tight in this size and budget. Part of the problem is, for example, the sloping roof in the dressing room. Sloping roofs are great for placing a bed underneath, but not so good for wardrobes and also not for offices, or only with a dormer. With a 4.50 m eaves height, however, you won’t get around having a half-floor upstairs.

And more generally, I can see right now that you are repeating our mistake and jumping from one ready-made design to another without really being clear about what you need. In the end, you have three completely different floor plans from three completely different manufacturers and have to compare apples and oranges to make a decision.

I would like something like that. But I built without it. I didn't think it was sensible and it would have interfered a lot with my ideal floor plan. No, that's silly. Upstairs, a small disaster, luckily dark and no one sees it ;) - Why not? We probably wouldn't build the bedroom facing south anymore. Cloakroom? Clothes craze? Always closed. Different floor plan. Also on the ground floor. I have to say that I don't like the concept of Viebrockhaus. They sell themselves as elite, but in many ways are old standard. Also floor plans and their changes. You can do a lot. And Viebrockhaus can do it too. Our guy would have built almost everything for us – without extra charge. But then you should also question the sense and disadvantage behind it.

: I'm still at the beginning and for now, I've ended up with Viebrockhaus because several acquaintances had good experiences. You also said that an individual planning might make sense here, and I'm currently looking for architects and evaluating that... if you say that you don't like Viebrockhaus: Do you have tips for a general contractor who makes a better impression on you? Without experience, this is difficult for me as a layperson - most have a nice homepage anyway...

Look for small ones without gloss. The ones working around the church tower

Even though the question was addressed to Yvonne, I have an answer too: among the most recommended construction companies, web design is rather neglected; you "recognize" them by the fact that their homepage now wishes you a Happy New Year 2016 :-)

Oh, no... The question is of course for everyone. Every tip is gratefully accepted. I just have to see what criteria I can use to evaluate them. Just because they don’t have a nice homepage doesn’t mean they have to be good. Is it common to ask for references there and to directly ask former clients about their experiences?
