In typical replacement villas with their beam ceilings, this is not the case, but only in connection with concrete ceilings.

Many GUs are flexible with high quality. I don't believe that the bricklayer builds type xyz in his sleep. It doesn't matter to him whether it is 450 or 540 cm. Material is clear, should not be replaced.

Yes, sure. Linear changes (especially in ridge direction, half or whole meters more) are peanuts and easily possible. However, change requests that alter right-of-way situations at component intersections would then cause complications. Knee wall height increases are also easy, changing roof pitch is a different matter. From a fairy you get three wishes free, in the Bible there are ten commandments. Whoever doesn’t want customers who give you gray hair simply insists on a small menu with a manageable number of options. With a princess (or her male counterpart ) you don’t make money or worse, she then recommends you to her equally demanding friends after you have fulfilled all special requests eight times back and forth. For good reason, hybrid GCs/BTs usually develop only row and semi-detached houses on their BT track, as the clientele there is not as "special" as with the detached Toscana Bauhaus.

Exactly one general contractor offered us a model house adapted to our needs. All the others were individual. The model house fit surprisingly well. However, the advisor/salesperson/commission recipient immediately said we should go to the architect and have an individual plan made and gave us an address.

I sent the floor plan as a "rough idea" to Viebrockhaus... they asked for it. Let's see what they make of it - I will report back.

I will also talk to other general contractors... but I am already the type of person who gets a good feeling from the fact that large companies like Viebrockhaus have already built a few thousand houses, and so far I have heard little bad. Nevertheless, I will get further offers as soon as I have a first one.

The architect idea is also not off the table, but I have contacted three so far: One did not seem sympathetic to me - the other two have not responded yet... (request for a callback with rough framework data about the project)... I think it is totally okay if they currently have no time for me (it is positive not to overcommit), or if the callback request takes longer, but a quick message could be given. Trust would have to be established here too...

Wait and see. As I said, I am not in a hurry.

Size rather causes stomach grumbling for me. Salesperson who is gone after signing the contract. Commission-dependent selling. Own legal department for contracts, complaints. What did someone say about the local carpentry? "He can't screw up a house. If he goes bankrupt, he no longer needs to go to football, fire department, etc. and has to watch out that he doesn't get beaten up in the evening." The little guy often works with the craftsmen around the corner and can flexibly rely on their products and skills. An important thing for me would be a prior look into the sample center. If one exists, your wishes are limited to it. Site manager? Is there a fixed one and from when is he involved. Own craftsmen or subcontractors? Sub fixed, regional or tendered.
