Is an access road in the northeast not allowed or why is it not possible?

Why does unused green space arise when you place the garage as close to the street as possible?

Ok, I have to apologize, completely forgot the footpath. This was inserted by the developer only as a dummy. The only way to the property is the driveway for the car

You mean it has not been finally surveyed yet, for example because it is still being consolidated? – but actual elevations must already be known (?), since they are relevant for height restrictions, and also for possible terrain modeling. We constantly read here about plots where the OPs say, "double swear, no relevant slope at all" – and where a measurement suddenly shows three meters between the front and back street.

Just to clarify: There is no road along the property, but the only access is in the northwest? It would be nice if such information were clearer in the opening thread.

Correct, there is no road running along the plot. I did not specify that exactly, sorry! There is only this one entrance where the red dashed line is ([Baufenster]). Otherwise, the [Baufenster] is the very top and bottom black dashed line. The house must keep a distance of 2.5m, garage doesn't matter.

That is the reason why I am very reluctant to move the garage. The entire house would shift backwards and the driveway would become very large. Additionally, when entering the property you would first drive directly towards the garden.
