No information from the building authority to the property owner

A narrow long plot, with neighbors who have partly built in the front and partly in the back, rather calls for 2 single-family houses, one as a rear property. If the plot is only 14m wide, after deducting the setback areas, 8m remain for construction, which is quite tight for semi-detached houses. It would help for the assessment if the OP would post an aerial photo (e.g. Google Maps) of the plot and the surroundings here. Especially with a plot that is to be marketed anyway, this should not be so secret.

The assignment to 34er is not always clear and sometimes requires a preliminary inquiry. Nope, where did he say that? Then I would have missed it.

I had understood it differently. The OP mistakenly assumed that he could also receive specifications for floor area ratio, plot ratio, heights, and the like for a 34 zoning area according to a development plan. In fact, in such areas, these data are only checked by the building authority for specific projects. However, I do not believe that he wanted to evaluate a specific project.

Interesting how a topic can develop like this. That’s why I wanted this information from the building authority, to make the sales offer more appealing to potential interested parties. Especially for the question of the "extent of structural use" with all the key figures, I would have liked to have some information in the form of "everything is allowed from ... to ...," because these are explicitly taken into account in the "integration test." But since neither the interested party nor I can just enter every property to check what and how big everything is, and Google Maps is not helpful for identification due to the numerous sheds, it becomes—in my opinion—more complicated to determine, for example, the maximum floor area ratio. If § 34 as reported here represents a free pass and each house may be built for reasons of equal treatment as already exists similarly in kind and extent of structural use, building method, and the buildable plot area in the (manageable) settlement area, the interested party just has to inquire. But this very necessity to inquire (yes, there are people who shy away from inquiries to authorities and their costs) in my opinion limits the pool of interested parties...

I can only speak for myself, but we were able to use a free geoportal for both the properties in Saxony and those in Mecklenburg, from which you could at least wonderfully display the parcels of land including their sizes. I would have assumed that something like this exists for you as well. (Google is your friend.) For genuine interested parties, the indication "according to §34 development as in the surroundings" is usually sufficient. I find the requirement questionable that the preliminary inquiry may only be made by a professional. Of course, this is a way to keep work off one's hands. But is that legal?
