I can hardly believe that. The 3m boundary distance basically has to be maintained almost everywhere. Are you sure that you are allowed to build right up to the boundary on both the left and right sides? Or only the garages? Otherwise, you also have to expect that your neighbor will build right up to the property line. That would result in a continuous row of houses along the street. Is that customary in the area?

I'll throw this ground floor into the ring. Modified template from Scanhaus Marlow Marlow. Only 8m width guarantees light everywhere in the living area. The garage fits neatly to the side, if boundary construction is really allowed. It takes a bit of courage. In addition, the lines probably have to go around the garage. Therefore, I'll only do the upper floor if it's worth it.

You are talking past each other, or Zisu is misinterpreting his site plan.

It is not uncommon for the building limits to be marked in a residential development area. Usually in a standard version: 5 meters parallel from the access road, then the building window (again parallel) e.g. 15 meters deep, here probably 20 meters.
The building line is mandatory to build up to: the line shows you the definitive location of a wall.
The building limit only "limits" the building window.

Even if the building window extends beyond the property boundaries, setback areas to the neighbor must be observed. These are mentioned in the state building code. Usually 3 meters, in some federal states also 2.5 meters.
The higher you build, the larger the distance that must be maintained. This is calculated by specialists. So minimum 3 meters can sometimes become 3.70 meters.

Then there is the boundary development: this allows a subordinate building to be set on the boundary, usually up to 3 meters high and up to 9 meters long on one boundary. Usually a total of 12 meters.

The floor plan doesn't really appeal to me, sorry. Also, with a width of 12.5m and the garage being 6m, the distance to the neighbor becomes very small (not even 4m anymore). But I had the garage roughly in mind like that.

You probably can't build the house right up to the boundary, but there's nothing specific in the development plan. I'll ask about that again. However, the garage can be built right up to the boundary. In the plan, the garages of the respective plots are even directly next to each other. For us, the garage would only be on the right, not on the left like in the plan. That's allowed, I already asked.

I have attached the plot with the building window. Number 4 is our plot (the middle one)

The building window is light red. Inform yourself and read the entire state building code as well as your building regulations. That is the homework one must have as a builder.

Well, that looks like 3m distance with a garage on the boundary. So the house width is a maximum of 13m if the double garage is directly attached to the house. Now one would also like to know how deep the garage may be. So how many meters on the boundary one is allowed to build, for the sake of a shed or similar.
