In my SKETCH that is supposed to be a carport ... as requested by the OP. I just quickly drew it differently. This is not a finished design, not all doors and hardly any windows are included, just an idea of the room layout ... Oh yes, according to the development plan, garages may be built with a distance of 1.5m from the property boundary. Parking spaces (also covered) may be located maximum 6m from the property boundary (it is not yet clear to me whether this means that the parking space must be within the 6m or must start at the latest after 6m).

You always have to check. We paid less for the refrigerator because we ordered all kitchen appliances together from Miele - there was a nice discount then. My freezer cabinet is also actually from Miele and was significantly cheaper than all comparable models because we snagged a clearance item. That's how we, rather by chance, ended up consistently with Miele.

Well, welcome to guesswork! If the plot is 470m² (just forget a zero in #1) and the width is about 16, the depth should be around 29.375m. I'll also throw in a sketch with the carport corner. Windows are still missing almost everywhere. The top of the plan is southwest. The question remains whether the bitten-off corner is really necessary or if it would be better to shift the whole cabin southwards and place the carport in front of it. Which brings us back to the guessing game and the size of the garden.

Yes, but that is the minimum lateral distance. For the street, the garage ordinance applies: § 3 Driveways and exits (1) Between garages and public traffic areas, driveways and exits of at least 3 m in length must be present. This does not apply to open small garages if there are no concerns due to visibility on the public traffic area. This simultaneously clarifies the question of whether a carport may stand directly on the street boundary line. Oh, these urban planners. But at least it is better formulated in the rationale: ... that in general residential areas outside the building boundaries set by construction limits, only open and covered parking spaces up to a depth of 6.0 m, measured from the street boundary line, are permitted. For your planning this is not relevant anyway, since you want to arrange the parking spaces in the north and there your buildable area begins anyway 3 m behind the street boundary line.

As already written in the opening post, "[...] the new development area is currently still being surveyed and afterwards the parcels will be reorganized. Therefore, there is no official site plan of the property yet, only the attached excerpt from the development plan (dashed lines = property boundaries)."

Unfortunately, that is still the current status. If I measure the dimensions in the development plan manually, I arrive at a property width at the street of 12m, on the southwest side 16m. The length is 29.25m in the northwest and 25.3m in the southeast. The slanted edge on the east side is 5.5m long. Sorry, there are unfortunately no more precise figures at the moment.

The building envelope (blue) is 13x20m, minus the 3m setback area according to the state building code, so 10x20m.


According to the municipality’s planning, it should be about 479 sqm...


Sorry, that may have been a bit casually expressed, I just wanted to make it clear that the sketches from RomeoZwo (thanks again for that!) did not please my wife. Of course, we plan and decide together what we will ultimately build...

Thanks to you too, really great that you all make the effort! From the building window it should be okay to shift. If I calculated correctly, for example, in your sketch we would have 6m + 13.3m = 19.3m. That leaves just under 10m depth for terrace and garden. If I assume 3-4m for the terrace, there would still be 6-7m left for the garden... oops:
