No! The reasoning is completely wrong. It is also completely wrong to assume that these red suggestions are mandatory. If you do not want to read the state building code and the building regulations, then fine. But please no more guessing with us.

It has nothing to do with not wanting to read it. I just thought that the description in the development plan is valid and it clearly states that garages may be built up to the boundary.

But as I already said, I don’t want to speculate here but rather get information from the building authority. However, this can only be done on Monday because no one works on weekends. So please don’t assume that I want to just speculate here. That is not my intention and I wrote it that way. Please don’t take it as criticism; I want to gather information but only on Monday. I will report here immediately then.

Incidentally, this is stated in the state building code:
"Certain (mostly smaller) structures, such as garages or garden sheds, may be erected in most federal states in setback areas and without distance to the property boundary. They themselves have no setback areas." This is also what my building authority told me.


I really like your suggestion!!! We have to clarify what an additional bay window would cost us. If we now "assume" that the garage is allowed at the boundary, then we would still have about 4m distance to the neighbor on the left. But that wouldn’t be so bad because the main terrace faces toward the backyard. Your suggestion is really a genuine alternative, thanks for that.

I am also currently revising my first submitted floor plan and incorporating your suggestions. I will post it here once it is finished. Although it will still be somewhat less exciting than your suggestion, I would still be interested to know what you think about it.

Hi everyone,

here again, as promised, the revised floor plans (the ones from the original post)

Following changes:

- Kitchen in the NW with a short path to the terrace through a sliding door
- Bedroom made smaller
- Path to the bedroom through the dressing room
- Children's room enlarged
- Office and bathroom swapped.
- Staircase will be open, no longer closed. This might make the hallway feel bigger.

Following considerations not yet implemented in the plan:

- Possible access from the bedroom directly to the bathroom?
- If possible, direct access to the pantry from the entrance

The room sizes, especially on the upper floor, can still be changed by moving the walls. Nothing is set in stone. Please do not mind the furniture either. These are only examples to roughly estimate the room sizes. Especially the bathroom will not look like this. We want to think about that separately. But I wanted to share the floor plans with you in advance.

Looking forward to your feedback again. Alternative floor plans are also not off the table. I just wanted to implement your ideas in the old plans.

And here is the planned position of the house on the property (provided it would be allowed). However, the garage should rather be 6m wide. The garage length of 8m is because it should also have space for garden tools, etc.
