Didn’t the I-shape refer to the arrangement of living-dining-cooking around a corner?

That is definitely possible in a long rectangular house as well! We have it too

what is still not quite clear to me, by the way, is the arrangement on the plot. I would orient the front door directly towards the street (southeast), but the OP was (at least at first) rather leaning towards placing the door "around the corner" on the northeast side, right?

Oh, you’re right. It was actually a U-shape for us. Why I assumed an L-shape, I don’t know now. So, U and L are okay. Just no I-shape.


The kitchen definitely shouldn’t be in line with the living/dining area, but rather practically pulled into a corner (hope you know what I mean). Whether that’s then called U, L or something else doesn’t really matter.

The door facing SE would of course be ideal. I’ve been tinkering with that for a long time, but if the door is SE and the living/dining area is SW, then with an entrance in the SE I always ended up with a very long, narrow hallway. But if you have an idea there, bring it on. If feasible, the entrance in the SE would be ideal, because then we wouldn’t have any problems with the garage on the right side of the house (or attached to the house)!

What I can also very well imagine is the Florenz from Rensch-Haus. This time with the entrance facing the street. Once you have overcome the shock that the staircase serves as a room divider between the dining and living area and visualize it, I find the whole thing quite wonderful.

Especially with a slight north orientation, you have a bright kitchen/dining area here connected to the northern terrace. Although the living area is located in the north, this usually does not pose a problem since people either spend time there in the evenings or while watching TV.

The storage upstairs would have to be converted into a dressing room depending on the customer's wishes.

The house is also available in size M with 177m², which the company does not have online. This version is even nicer with a small conservatory behind the staircase and a huge dressing room. However, it will be a budget question.

I need to ask about the garages again. Is a boundary construction even allowed here? If yes, how many meters? If not, it will be tight: 22 - 6 (distance) = 16 - 10 (house) = 6 - 6 (garage) = 0 - 1.5m (distance to the house) = -1.5? Otherwise, the garages have to be directly attached, which would be bad because the main entrance is right there.

You will laugh, but back then the company Rensch-Haus was still our favorite. However, we ultimately decided on solid construction, stone by stone. We also liked the floor plans and experimented a lot with them.

What we don’t want, however, is the living room in the north. That would certainly make things easier because then the entrance would almost always be in the southeast. But it is important to us that the large living/dining area is beautifully filled with light all day long. I think that is especially good in winter.

Yesterday I played around a bit with the floor plan attached. But I simply can’t fit a staircase in a sensible way. The problem is that there should be no windows to the northeast (i.e., the side entrance) because the garage is supposed to be flush here. That means the utility room and the toilet must face the street. Also, the house shouldn’t be too wide toward the southwest because of the distance to the neighbor.

I think somewhere we will have to make a compromise. Unfortunately, the orientation of the plot is not quite optimal :-(.

Regarding your question about the garages.

The building area extends over the entire width of the plot. Garages and covered parking spaces are permitted within the building areas according to the development plan. Therefore, I assume that we are allowed to build the garage right up to the boundary. Otherwise, things would already be very tight.

With a side entrance, we would have to build the garage very far into the plot and connect it to the house at the rear corner. That, however, takes up a lot of yard space and requires a long driveway.

With an entrance at the front (southeast), we could make the garage flush with the house or move it slightly forward or backward. But then there can be no window here, which causes the problems I described above.

We have also considered placing the garages at the very bottom left of the property. They probably would not block any sun, and we could put the house wherever we want. But that would mean very long distances from the garage to the house. Also rather suboptimal.

It would somehow be helpful if the street is always included and maybe also a north arrow ... then you don’t have to think each time about how the house is oriented with the entrance.
