You will laugh, but back then the company Rensch-Haus was still our favorite. However, we ultimately decided on solid construction, stone by stone. We also liked the floor plans and experimented a lot with them.
What we don’t want, however, is the living room in the north. That would certainly make things easier because then the entrance would almost always be in the southeast. But it is important to us that the large living/dining area is beautifully filled with light all day long. I think that is especially good in winter.
Yesterday I played around a bit with the floor plan attached. But I simply can’t fit a staircase in a sensible way. The problem is that there should be no windows to the northeast (i.e., the side entrance) because the garage is supposed to be flush here. That means the utility room and the toilet must face the street. Also, the house shouldn’t be too wide toward the southwest because of the distance to the neighbor.
I think somewhere we will have to make a compromise. Unfortunately, the orientation of the plot is not quite optimal :-(.
Regarding your question about the garages.
The building area extends over the entire width of the plot. Garages and covered parking spaces are permitted within the building areas according to the development plan. Therefore, I assume that we are allowed to build the garage right up to the boundary. Otherwise, things would already be very tight.
With a side entrance, we would have to build the garage very far into the plot and connect it to the house at the rear corner. That, however, takes up a lot of yard space and requires a long driveway.
With an entrance at the front (southeast), we could make the garage flush with the house or move it slightly forward or backward. But then there can be no window here, which causes the problems I described above.
We have also considered placing the garages at the very bottom left of the property. They probably would not block any sun, and we could put the house wherever we want. But that would mean very long distances from the garage to the house. Also rather suboptimal.
