Sorry, but since the development plan must be strictly adhered to by you and your architect, you should consult and get it in writing. The development plan or the drawing must be changed here.

However, it may be (which I rather believe) that you showed us the non-official drawing of the sales offer and not that of the development plan. These are two different things: one wants to sell or "only" present for interested parties, the other is the law!

Our development plan has 2 parts.
Part 1 is the text section with procedural notes
Part 2 is the plan section (my attachment of the property with building line)

I almost don't believe there is anything else now. But I will ask again. Unfortunately, only possible on Monday, since no one is there anymore now.

I had already asked about the garage on the right. They told me that this is not a problem because my building development window extends over the entire width of the property. Of course, it is better to get this in writing as well. But since I know all the officials there very well, I don't believe that I was given any incorrect information here.

But as I said, I will double-check on Monday.

In development plans, it never has to be explicitly stated that the state building code applies. Contrary to the symbolic drawing, the garage can also be on the other side, but the boundary distance main building ./. boundary remains strict.


Neighbors are affected by the boundary distances; they may refuse their consent to reductions of the distance. Otherwise, some provisions in development plans must also be "read" as sources of income: that means that in some places restrictions are deliberately slightly exceeded to create grounds for exemption permits, which of course are associated with fees. Two small dormer windows more, 300 euros for a stamp – easier earned than with parking violators.

would be wrong enough for me. It is true, but the explanation is not correct and reveals that the building authority phone responder reads the plans no more knowledgeably than the (not yet advised here) builder.

You are now talking about the distance of the main building. I agree with you on that. In my opinion, however, the garage may be right on the boundary. The garages are even drawn directly next to each other in the plan. The house does not have to be directly on the boundary either. On Monday, I will definitely inform you exactly how things stand now.

What do you think of the idea to place the garage at the bottom left of the property? I think then the way to the house is too far, right?
