About houses: Scanhaus Marlow with 122 B1, A3 or C1, entrance side always from the west, affordable gravel driveway at least 6 meters wide in the west leading to the carport, terrace facing south, bench in the entrance area, view to the east. Entrance door made of glass for the western sun. Or take a look at Danwood. But beware: prices exclude the base slab and delivery. However, everything on 60 sqm on the ground floor already looks a bit tight. Choose a house where you can later expand the attic for a home office. Also pay attention to the staircase location! As long as there are no 2 children yet, you have a free room.

In that price range, you have relatively little choice. Underfloor heating hits the budget, but I would still tend to recommend it because underfloor heating also offers the possibility to switch to a heat pump in the future. With radiators, it becomes quite inefficient due to the high flow temperature. If a heat pump, you will probably only be left with the Daikin, basically the Dacia among heat pumps.

Regarding the floor plan, you have two problems:
1. The building area is hardly bigger than a house
2. The parking problem. You can only park the gray one like that if the red one is not there, if at all.
If you want a larger south-facing garden, the option for me is to place a narrower house (8m north-south, 11m west-east) towards the northeast corner of the building area. The parking spaces next to the driveway slightly recessed so that you can somehow back into them. The disadvantage is that a small area for maneuvering is needed on the south side. There is still enough space for the terrace in front of the living room. What I don't like so much about my design is the dead space behind the cars.

Thanks for the suggestions. A prefab house is rather not desired, but now we know what to look out for.


The attic should preferably be already "finished" (I hope I didn't misunderstand "convert"). The suggestion to use the children's room as an office is a good idea. We will do it that way.


I would count the heat pump as an extra, so it is not included in the mentioned price because the decision has not yet been made.


No, no fixed general contractor. We are still considering. The purpose of my topic here is primarily the optimal house position and orientation for now. And according to the comments here, probably also a new house choice. Why is that ambitious? Yes, the plot exists. Own capital is not sufficient, but a loan should be possible. I want to talk to the bank only when the house has been specified. When it comes to financing, I will go into more detail. And yes, I am aware that it will be a standard house (but preferably not a prefab panel house).


I didn't phrase it well. To the east there is a neighboring plot. First lawn and then about 20 meters away the neighbor's house to the east.


We are aware that it is more expensive. I think the topic may be somewhat misplaced at the moment. We need to deal with the topic more and inform ourselves in the forum. We will discuss the topic at a later point in time.


That could be filled (trash, compost, shed, etc.). I will draw your suggestion and experiment a bit.

Well, you mention something about 200,000€. The effort of a discussion is not worth it if, fundamentally, there is not enough money to build.
Before thinking about which house, you should know how much you can get from the bank.

A simple consultation clarifies the possibilities and does not oblige you to sign.

If I imagine having 3 houses on my property - I get claustrophobic. That's why I live where the fox and the hare say goodnight to each other. I would arrange it similarly to wilder Süden. Just move the entrance to the west and give the open-plan room an L-shape with an east-south orientation.
