If the front garden is indeed not to be used, that is of course a consideration. I have a few reasons for using the front garden:
[*]There is morning sun there. A nice spot for a coffee or breakfast is something special. Thanks to planting, it can also be designed semi-publicly. [*]As soon as a family has teenage children, there will be recurring competition situations for garden use. A spot in the front garden for the youth is worth its weight in gold—for all involved. [*]A front garden with seating is a wonderful buffer area for all kinds of situations in which you don't want other people in or behind the house. This way, you can welcome people without inviting them inside. [*]Depending on where the kitchen is placed and how much you like to cook, the front garden section with morning and midday sun is a suitable place to grow edibles near a kitchen entrance door. [*]Sometimes you are surprised how many vehicles children and teenagers bring together in one place while playing. Providing an area for this is a particularly pleasant luxury.
Of course, you don’t need a particularly large front garden for this, but it would be a nice use. Therefore: use the space in front of the house, set the house back (which is, of course, once again the more expensive solution...)

Do the 3 meters also apply to garages? I thought you were allowed to put them on the property line? I tried that once; the variant certainly has advantages. Please don’t be surprised, the first draft was straight on the east side, that wasn’t entirely precise, but it’s easier to represent in the program.

I think means the distance to the street, commonly 5m here. (This is to ensure that you can drive out of the garage completely without driving on public traffic areas.) Normally, the garage is allowed up to the property boundary to the neighboring house unless otherwise specified in the development plan / register of easements.

Garages built parallel to the street, i.e., driveway parallel to the street, may be closer to the street (at least in BW).

I have to smile right now, GeradeSchräg fits perfectly with the first straight and then slanted eastern property boundary. ;) Thanks for the assessment, driving out should not be a problem since the road above still has the extension along the northern property boundary. Does the possibility to place a garage on the property boundary apply only to the neighboring property or also to the street or sidewalk as shown in the above illustration? Here I would not have a neighbor, but only the sidewalk.

Is there a zoning plan?
Building envelope?
Do you already own the plot?
An exact plot plan?
What does the surrounding area look like?
Which federal state?
Building style?
Number of floors?

: Yes, there are documents in which I have just found the sentence "Garages, carports, and parking spaces are only permitted within the buildable areas of the property", so apparently the garage on the property boundary is not allowed. That would also rule out the option from the initial post and would require moving the entire structure further south. Hmm, we still have to think about that.

There is a development plan, but apart from the 3m distance and specifications regarding the roof pitch, there are no significant restrictions. The property has been purchased, and the building window should be approximately 35x40m. There is no surrounding development yet and no requirement to align with neighboring buildings. Currently, it is just a meadow. NRW, expected two-story urban villa.
