Floor plan 165 m² with basement, your opinion?

So does that mean we should make the passage from the dining room to the living room narrower? Currently about 160 cm.



We have already thought about a separation on the upper floor but we have absolutely no idea how that should work...



Do you mean that when you enter the front door you don’t see directly upstairs? Because we still want to change that.

Our floor plan is very similar. However, the front door is slightly further down on the bottom of the plan, so that when you enter you do not immediately run into the stairs and you have a sightline through the entire house all the way to the garden.

Overall, I really like the floor plan!

I would leave the staircase as it is, meaning the entrance to the upper floor remains in the hallway, and the basement stairs are accessed from the living area via a door. I had it like that in my old house as well, and it was nice and quiet upstairs because of it, and the kitchen smells didn’t travel upstairs either. I went to the basement less often than the upper floor. Whether an entrance area is a cold dirty zone or a bright, friendly, and clean area is up to each person. With a covered entrance, dirty shoes can also easily be taken off outside, and the entrance area can gladly be heated (at least in my case ;) ).

I don’t mind having to pass by the kitchen. Who would that bother? Probably not you, and the guests are usually in the cooking-dining area anyway? The living room is a nice, quiet retreat where no one is constantly passing through.

What I don’t like is that you “fall up” the stairs as soon as you come in. I would move the door and shift the carport + box further to the back/down on the plan. Strictly speaking, you’re allowed to build up to the property boundary, right?

You could remove the pantry for the sake of a large kitchen. The basement is pleasantly cool and therefore a better pantry anyway. Enlarge the guest WC so that a shower can fit in as well. Then the kids can move downstairs if necessary. Or the guests.

Yes, we also thought about that regarding the entrance. We have already thought a lot about how we could change it...

Now we have seen your idea and have to say, it looks very good :) We hadn’t thought of placing the door in the middle. Now, because of your idea, we are really considering whether to leave out the pantry. Of course, the small corner in the anteroom will remain, but I don’t think that will bother anyone.
And the look of the kitchen will certainly be better too.

Regarding the property boundary, we are still clarifying whether we are allowed to go all the way up with the carport (height, fire protection, etc.).
We simply do not want to move further south in order to retain the 19 meters in the garden.

Definitely leave the pantry as it is - you don't want to run down to the basement for every little can. I really like the floor plan downstairs, upstairs I find it too boring (I'm a fan of the parents' area and such ;) )

The kitchen offers enough space for a few canned goods, so there is no need for a pantry, is there?
