The goal was to place the pool on the south side and in front of the sauna / fitness room. Also the children's room should face south and the garden should not be visible from the driveway. I have included a knee wall of 1m. I have not yet been able to read the regulations on this or it is unclear to me why you did not have one. Does the 2/3 rule not apply?
Thank you very much for the suggestion and your effort!
The new floor plans are definitely refreshing and will possibly (in parts) be used.
However, in your planning or in your drafts, the maximum eaves height of 3.50 m above the finished floor level has not been taken into account. Since this is unavoidable, it will not be feasible as it is. Or can a reduced eaves height override the 2/3 rule? If not, unfortunately the balcony facing south will not work as shown either.
An argument against this model is also that you would have no sun in the morning because you would be sitting in the shadow of the house.
I like the arrangement of the double garage with the front door next to it. That way you would have garage and front door side by side and a continuous, undivided garden. Although you would have the driveway on a slope, that can be solved somehow.
I am only wondering how the terrace towards the west is supposed to be supported … with angle supports or L-beams?
Does your program possibly also provide views from the other sides? If yes, it would be great if you could make them available here.
Because I was just thinking about it with some sketches, I noticed the very large garage. Is that what you want? I see interior dimensions in the plan of 8.13 x 8.13.
We have a garage with approx. 7.05 (l) x 5.80 (w), in which there is an A6, a BMW 4-series, 3 bicycles, 1 child trailer, and 3m heavy duty shelving with 60 cm depth.
Optimal would be 1m additional width so you don't have to push the bike trailer through the back door when both cars are in the garage, so about 7 x 7 m, what do you want so much more space for?
So the size of the garage probably turned out so massive because the architect's task was to plan the terrace as large as possible. Since the terrace is on the garage, this is what came out. But of course, that should still be reduced. On the other hand, I find it great if the garage is a bit more spacious and you don't always have to be careful not to hit the door against the wall and/or car. Also, you have to think about storage options for bicycles and trash cans.
