A few key data points:
Total plot: 714 m2, it belongs to us.
We will move into the western half, the eastern half will be rented out.
Two "semi-detached houses" or a two-family house are to be built.
We only want to use the attic for ourselves.
The development plan specifies only the floor area ratio I with 0.3 for us. Therefore, 0.3 x 714 = 214.2 m2 (12 m x 17.8 m)
(for ancillary facilities, it would be another 15% = 107.1 m2) may be built on (no floor area ratio specified).
Apart from the requirement for ridge-eaves height and gable roof, nothing else is specified.
The building regulations office has already agreed on the following:
Garage or carport (still undecided) with "captured parking space" (east) is allowed.
Access possibly via the garage to the northern part of the garden.
There is no statement about the location of dormers or distances to the gable sides in the development plan. It is rather considered a kind of cross-gable/-dormer. There are also no specifications for these in the development plan.
Therefore, it is allowed. Certainly, the dormer width may be MAXIMUM 50%, I still need to correct that. The architect will then take care of it.
Plinth height is planned at 61.75 m.
Reference height 62 m. Therefore minus 25 cm.
Slope difference of 80 cm from east (62.30 m) to west (61.50 m)
and from south to north negligible < 10 cm.
Costs: about 2500 euros per m2, I think.
I will try to implement the suggestions and provide drafts afterwards.
