With the bathroom, you are building over your staircase. That means, above the first four steps (viewed from the ground floor) you have the ceiling of the upper floor. Now imagine you are going from the upper floor to the ground floor. And you are standing on the marked stair. Then you will probably hit your head if you take one more step. From below, those are probably four steps. Then you are standing about 80 cm up. And you still have about 1.9 m of space until the ceiling...

Edit: sorry... PC is acting up, I can’t upload the picture... but I think you can imagine it like that. Step from the fourth to the fifth step or vice versa. (if I counted correctly)

Well, optimization means in professional circles to redraw the idea technically. It does not mean: make something great, but not what you see.



Yep, that's what you ordered: optimization.



Then I ask you: why? Strange that few people (are there any besides you?) see it differently. Of course, you are the client and decide. It will be built the way you want. But if you consider it wrong, there is no foundation on which to plan if you see it differently regarding what the plot offers.

Regarding the design: I have never seen such a bad design. At least windows and dormers must be drawn. Also, here (for me) very little is comprehensible, unless you have implied more than that the garage must be on the south.

Go to an architect: without preliminary planning! You are doing yourself no favor as a complete layman by preempting the professional.

Oh, south is to the left on the plan,
I wasn't quite sure anymore what the regulation for gables and dormers was. Are the eaves allowed to be higher there? Otherwise, the children's room would have to be adjusted a bit - but that doesn't change the idea.

But there cars constantly drive in and out next door.
Who knows if they will even move in. I was out at 17.
