Regarding the 17 m, I was assuming the 8.865 m garage length and width from the original design because no dimensions were visible in your drawings.

Concerning the +50% regulation, see the attached excerpt from the development plan. Garages and all ancillary buildings are included in the floor space ratio. :-(

Regarding the direct boundary development, the building authority only told me that a total of 15 m and only 9 m per side may be built directly. No restriction was mentioned that this does not apply to the east side. It just must not affect the visibility triangle. That would also need to be checked on a case-by-case basis.

Regarding the floor plans (which I have now printed out and looked at more closely):

I think the upper floor is great. One remark about the bathroom: Is it correct that two showers are shown there?

For the ground floor: There is a (main) bathroom and a guest WC right next to each other. Does that make sense? So I have one room with only a toilet and washbasin and next door a room only with washbasin and shower + possibly a bathtub?

For the basement: Although the living area is now at terrace level, because the living area has been integrated into the basement, the dining room has disappeared. So there is only a kitchen with an integrated 4-seater dining table. Honestly, I don’t find that optimal if a 250 m² house does not offer a dining option for more than 4 people. Or did I misunderstand?

Regarding the upper floor: no, one is a roof window. You could also consider dormers here - but I already find it very expensive as it is.

A guest WC is necessary. Whether you then only put the bathtub + sink in your bathroom, you'd better argue about that with your wife.

The open space in the basement has 56m². It might be somewhat deceptive. The kitchen is generously designed. Distance from wall to TV is 4m. Distance from partition wall to mega kitchen island (1.1m deep 2.2m wide) = 3.55m. Currently 6 (!) seats are drawn in. I think that's good as it is. If you find it too tight, make the island narrower.

House plus garage would be about 168.75m². That leaves 86.25 for paths. The driveway could be single-lane and only widen at the top. Whether you are allowed to enter via the corner...no idea. But you won't block any sight lines.

Ok .. then the dimensions of the open space are probably a bit deceptive.

Are the terraces/balconies included in the 168.75 m2? Because that will add up as well … and the driveway/yard would have to be planned exactly. But I believe in total you quickly go over the allowed floor area ratio.

Could be - you would have to calculate it. Considering that all the paths should be included, the floor area ratio is then quite narrow again. Have you ever thought about finding yourself a better architect?

So the house has an external dimension of about 12 x 10 m. That’s already 120 m2. Then the garage with 8 x 6 m = 48 m2. That adds up exactly to 168 m2. That means the terraces and the courtyard/driveway still need to be added. The floor area ratio is 0.4. The plot is 639 m2, so you are allowed to seal/build over 255.60 m2. After subtracting garage and house, only 87.60 m2 remain for terraces, paths, garden shed, courtyard/driveway… that’s going to be tight.

Yes, I have picked out a few architects I will contact. A construction company with an attached architectural office was recommended to me by a friend who works for them as a self-employed gas, water, heating technician. I sent them all the documents today and will follow up by phone next week. It has to move forward somehow in a sensible way.
