That doesn't sound very nice. The attic - what does it cost? I don't even see it in the plans. Can you maybe upload the latest drafts again with all floors?

3000 is already - well, not cheap. Is that the only option? Have you asked alternative providers?

So far, we have not requested any alternative providers. Our plan was to first reduce the floor plan and then request a broader inquiry. I think it is better to request an adapted floor plan directly rather than trying to lower the price later with a reduction. Furthermore, we still have a bit of time. The situation with the current provider "came about" in such a way that it makes sense to inquire now. There is no exact individual evaluation of the attic floor. The stairs for the upper and attic floors cost €20,000. Carpet flooring and drywall walls + doors are included in the attic, as well as 3 roof windows on the north side of the roof. Attached is the current floor plan again.

There is of course a lot of potential here. The attic is completely developed and you only want to use it as storage space and for hobbies. In my opinion, that is nonsense. What was the hobby again? Or is that just a placeholder? I think you will quickly reach your budget if the whole area upstairs is stripped down. That doesn’t mean it can’t be used. It would then just be a cold attic with a floor hatch. Otherwise, you can of course also reduce the size of all rooms on the other floors again. But if I had to choose whether my children get a smaller room or the Christmas decorations – I would know who loses.

Idea: If you shorten the house by one meter, one children's room will be about 15 sqm instead of 18, the other will suffer, but could still get some space from the first-mentioned children's room by shifting the partition wall. That would still be tolerable and okay. Entrance area instead of a wardrobe niche, a cabinet across from the WC... Slim down the dining area a bit.

It's not just Christmas decorations going upstairs :)

In the attic, on the left side should be children's room No. 3, on the right storage space and study/hobby room, the small room should also include floor space and the ventilation system.

Since child No. 3 is still in the planning stage, the expansion could also take place after moving in.
We already have a small study on the ground floor, but it is too small for 2 people. We would also like to have a bit more space for our hobbies.

We had also thought about that. As mentioned, the upper floor can be significantly smaller. Especially the bedroom and the parents' bathroom.

As I see it, you need to reduce at least 100K. The 1m is a start, but you can easily calculate it yourself: 550K / 3000 €/sqm = 183 sqm 218 sqm - 183 sqm = 35 sqm savings needed. And you haven’t painted any walls yet, and it was probably calculated without a reserve. For 183 sqm this room program, that will be exciting. I would say: byebye attic. But maybe more can be done elsewhere, let’s see. :)
