My concern is less about soundproofing in the children's bathroom and more about extra effort regarding the piping.
In my opinion, the concern is nonsense. One pipe more or less in house construction doesn't make much difference. I believe if you ask your contractor what the extra pipe costs, he will step out briefly to laugh and quickly come up with some number.
So I have issues with the following points:
- The main bathroom is simply too big at 14m²
It would be no problem at all to reduce the bathroom in favor of the bedroom. One could also consider separating the toilet. That would have the advantage that the family bathroom can be used better together, since brushing teeth and showering works well in parallel.
- L-shape of the staircase (because you always have to walk behind the short leg of the staircase).
You have to what?
Tastes differ, of course, but I find a spiral staircase visually much more appealing than a straight one. I love my quarter-turn spiral – sometimes I secretly stroke it – but don’t tell anyone! ;)
also its use as a room divider in the open space
It still does that.
- long distance between bedroom and bathroom
If you can’t manage 5m to the bathroom anymore, you probably don’t live in this house anymore either. Just go in your current apartment from the sofa to the bathroom and ask yourself if that distance was insurmountable! :D
