Floor plan design single-family house approx. 170 m² + attic as a modern clinker house

To answer your question : We are currently "pausing." The development of the building area is dragging on; the current schedule would be the earliest possible start of construction in about exactly one year. Regarding costs: Yes, developments have overtaken us. We started planning back in mid-2020, we even had the child benefit deadline in view (!). After several delays, we now have a plan that we would evaluate differently under current circumstances and probably still will. We are still waiting for a cost estimate from a general contractor, but of course, that’s just crystal ball gazing. What will be in a year – who knows. Since we continue to expect the price direction to go upwards, we have been a bit more critical about the current room sizes for us. We like the ground floor as it is in terms of room sizes. Probably it wouldn’t even be noticeable if the house were 0.5m shorter here. The most potential we currently see is on the upper floor. All the rooms are actually a bit too proper for us right now. A child’s room with 14m² would be enough according to our current taste; the bedroom could be significantly smaller (we actually don’t want the currently planned room divider, we just like having a nice built-in wardrobe). The bathroom is also very big, I think about 16m². Surely 4m² can be saved here. The children’s bathroom also still has some potential. A few weeks ago, we visited the Baufritz showroom in Bavaria and looked at two houses there, Lichtblick and Heimat 4.0. Beautiful examples of how you can create great rooms with wonderful furnishings and straightforward architecture/planning that don’t have to be big at all. We found that very inspiring regarding room sizes for us. -> So we have potential on the upper floor; on the ground floor, we actually want to stay as is. So a conceivable measure would be, in our case, to reduce the basic building volume of the house and enlarge the bay window accordingly on the ground floor. Currently, only a small part on the south side is extended; it could be expanded to a second side. -> Another point that concerns us is that although the entrance from the street side is optically the absolute highlight for us, it does make the hallway situation on the ground floor more complicated. An entrance from the side would allow us not to have to access the study through the living room (as, for example, with Baufritz Heimat 4.0, see attachment. Here, a utility room would be possible, e.g., with technical installations, accessible from the hallway).

Difficult times.

So even our "original version" is probably already the 4th-5th draft from the architect. I hadn’t had Bien-Zenker on my radar until now. Which house of theirs do you mean?
And yes, with a little more time distance, I also like some things better again in the "original version" that we later changed.
