Well, due to the enclosure to the left of the door to the utility room, you have a bottleneck as an entrance. The blind spot with the two cabinets on the left is also not really practical to use. You don’t want to enter there with a laundry basket or with two shopping bags. Or with a vacuum cleaner. I would rather plan a proper utility or storage room, enlarge the kitchen a bit instead of planning it like a villa where you have a Butler's Pantry. Meanwhile, separate the island from the dining table to have storage space on the back of the island.

Thank you for your detailed answer! I really liked your floor plan from the opening post! Is the original version a Bien-Zenker floor plan? It reminds me of it because we currently have it ourselves and are trying to optimize it. Maybe, because of the delayed development, you have the opportunity to observe the market. Or everything will get even worse. :( We are a bit in a “rush” to start in March and are now considering downsizing from 175 to 160-165 sqm.

So even our "original version" is probably already the 4th-5th draft from the architect. I hadn't had Bien-Zenker on my radar until now. Which house of theirs do you mean? And yes, with a little more time distance, I also like some things in the "original version" again better that we later changed.

That was the Evolution 165 V4 – an urban villa, which, however, has a similar layout of the rooms on the ground floor:

Kitchen and living room were swapped for you because you wanted direct access to work. But the arrangement itself I find similar and like quite a bit (with various minor changes).

So, we have received a cost estimate from a preferred general contractor. A good €3,000/m², pure construction costs without outdoor facilities €660,000 (excluding painting work).
€60,000 of that alone is the "turnkey surcharge" by the general contractor. You can do better with individual contracts through the architect, right?! Or am I overlooking something here.
Well, that certainly confirms our gut feeling regarding downsizing. By the way, it was calculated with an expanded attic:
84m² ground floor
84m² upper floor
50m² attic
-> 218m² living/usable space

Very sobering to have that black on white on the table. Where would you cut first in our floor plan? I had already suggested that we can definitely live well with smaller rooms on the upper floor. Also, the attic expansion is certainly a good starting point for own work.
