Standard floor plan for city villa with 130 sqm

The last few months I have mostly informed myself about all the technical aspects (which controlled residential ventilation, where the lines, which geothermal heat pump, what type of collector, circulation or not, hot water storage and hygiene issues, hot water temperature, combination possibilities of heating with photovoltaics, KNX/automation, etc.). But now it is about time to put together a floor plan. It was actually quite okay with the original floor plan until we decided that 8 sqm for a study is too small. Then I’d rather put the laptop on the dining table and be in the large living area than in such a little room.

While surfing we came across the following:

Would this be a good starting point for further considerations? The external dimensions here are only 900x900, meaning there would even be potential for a slight enlargement if it feels cramped here or there. The two children’s rooms face south, the bathroom is big enough, and the bedroom also has closet space. When entering, you walk toward the wardrobe, and the way upstairs does not lead directly through this area. What we do with the study and whether we might perhaps add it to the living area, I do not yet know. First of all, the question would be whether the floor plan is basically suitable for our needs.

Would you like to be the construction manager yourself? If you build with [GÜ], you probably don't have control over which brand is installed. When building with architects, where you decide yourself, the architect is probably the one to be responsible for the planning?!

We would probably build with a local construction company. What do you mean by which brand? Regarding the technical devices? Why shouldn't we be able to agree that I want Controlled residential ventilation x and geothermal heat pump y? If necessary, I will take the trade out of the contract and have Controlled residential ventilation and geothermal heat pump installed afterwards.

But that’s possible if you clarify it. But always remember that the BU might only be able to do potatoes and just not carrots – if you force him to plant carrots, you risk that he messes it up (a bit exaggerated)... Removing it is possible – probably more with the heating than with the controlled residential ventilation, I would guess. The problem is always somewhat the coordination between the tradesmen. Just the fact that the BU tells you that it’s time to paint the sockets with the electrician, and before the ceiling for the ground floor goes up. If you take care of that alone, it’s unclear whether that might cause problems. What is your budget? Your room program? Special wishes? The box in 9x9 is now on every show home page anyway.

New attempt, in my opinion completely independent of the previous ones:



I would design the passages between hallway-living area and hallway-kitchen/dining area without doors. Windows are not planned yet. Likewise, the layout of the two children's rooms (one larger? the other smaller? etc.) is not final. Possibly also create a corridor with large windows on both sides of the corridor. The dressing room itself will not have a door either (exact wall layout there is not to be considered final).

If you think doors between hallway and living/dining area are necessary, I would perhaps make them sliding doors? Towards the hallway and then move the door to the utility room. Also, in my opinion, the door swing of the front door is reversed. So reversed and then directly wardrobe and place for shoes. The exterior dimensions are more or less without exterior walls, so about 70 cm will be added. That makes 1020x850. With this floor plan, I would consider whether to have a gable roof (knee wall possibly 140 cm? Roof pitch 35 degrees?). I actually find such bedrooms, where you sleep under a sufficiently high (!) knee wall, quite cozy.

Why don’t you just let someone who knows about this plan it? This will never work like this...
