The terrace is exactly west, the front door is in the east, and the side parking space is in the south.

We have to keep at least 2.60 m distance from the street, we will probably make it three meters. On the side, we have about 2.95 m to the neighbor's boundary, which we will also comply with. That leaves us about 8 x 10 meters in the garden. Part of that will be terrace and the rest garden.

So, does that mean there is no specified building window? What about the other half of the house? What is to the plan left, that is, to the south adjacent to your property?

With the current planning, I fear a rather dark ground floor.

Is this calculation current (I am thinking of your concerns about the underpinning costs)? - I can't quite believe the figure, we are only talking about 70 sqm of floor area here, is the ground that difficult?


That is the middle house, where it still hasn’t been decided again whether the new land buyer wants to build with or without a basement.

The other half of the house has not been sold yet. To the left on the plan, after our parking spaces, are the parking spaces of another corner house of another house group. Since we have a four-meter large lift-and-slide door in the living room, and a floor-to-ceiling window to the left on the plan in front of the kitchen, there is not much space left for more windows and we also think that is sufficient.

The bare cellar was offered to us for 45k, disposal was estimated at about 30 €/ton (clay), pure disposal thus about 15-20k, then new material as well as screed, floor and wall coverings etc. That would be about 80k, maybe only 75k. I also already had offers for a prefabricated cellar from Glatthaar for 70k - however without earthworks.

The underpinning costs must be borne later by the neighbor - we have nothing to do with that. The more interesting question is whether we have to agree to an underpinning or not.

Regarding the staircase in the hallway: I would change the direction of the staircase, so it goes up turning left instead of right. Then extend the hallway wall towards the kitchen and connect the door to the living room at the height of the staircase landing. Voila, staircase in the hallway without loss of space. Storage room under the staircase accessible from the living room. The hallway becomes a bit longer as a result. But I think this makes sense with two children.
