For this Mittelgrundstück, goalkeeper probably hasn't had a neighbor for a very long time...

In my eyes, this property is more than borderline.

Although I don't know why there have to be two. According to the state building code, only one parking space per apartment is required. Then it could actually lie across in front of the house.

For that, it only costs 70k.

Here is the Fort Knox variant with deleted floor area ratio, which is not even specified and still sneaked into my other plans:

It is planned that the middle house will be set back.

If anything is built there at all. It will probably remain a building gap, Goalkeeper will build a single house.

Experience from the last 18 years:
We live in a terraced house with a similar layout, slightly narrower, but with a basement. 2 children.
Open stairs are noisy. Closed stairs take away the spaciousness of the living area. I have cursed the open stairs more than once, but I would do it the same way again.
The kitchen at the front has proven itself despite "long distances to the grill on the terrace." Short distances after shopping, view of the children who often gathered outside on the street in the residential area to play, living room facing the garden.
We moved our bedroom to the attic and installed a second bathroom there. The study sometimes accommodates a guest and is on the "children’s floor." Advantage: it gives us a retreat when everything else in the house gets too hectic. Teenagers need space to play and party with friends. The children's rooms are too small for that. Occasionally, the ground floor gets cleared out. This way, it can be a good place to escape to (or the motorhome).
The hallway was always rather too full. The stroller just stands in the way for a few years, so what.
Get as much light as possible from the side into the house. Make the children's rooms similarly sized and bright. Buy or rent a garage nearby if possible. We have a double garage opposite our terraced house. One car usually stands crosswise in front of it. The other car and the motorhome are parked on the street. In the garage are bicycles and various other children's vehicles, garden furniture, and a grill (winter)... but no car, because it always got scratched by the children's movements (vehicles).
Funny development as well. Meanwhile, some of the children are adults and have their own cars. The parking spaces sometimes get tight.

Well, I'll throw one in as well:

Please note: all stairs are NOT landing stairs - programming error.

What is a bit unclear to me are the heights. According to the initial design, the ceiling height is 6.50m. However, the sand-lime brick looks rather small to me. Are the room heights exorbitant? With such a small floor area, I simply assume the following heights (in m):
BP / ceilings = 0.2
Walls = 2.6
Sand-lime brick = 0.70

If it were mine, I would also plan the electrical installations into the roof, like Hampshire had. I would skip the dormer and rather add a shower bathroom in the roof for the money. Staircase from the hallway also works in a terraced house - this way it brings calm to the upper floor. I would build the bike shed in the garden out of wood - that gives the terrace more coziness (not representable).

... yes, the dormer could really be omitted.

However, if 2 parking spaces are really required, then I somehow don't see them, if one is on the side and the other is perpendicular in front of the house ... then it's just difficult to get to the entrance.
