I would plan again and possibly place the kitchen to the southwest to at least get some sun from there. As it is planned now, no sunlight enters the living area. You can build a terrace roof as a privacy screen on the terrace, which is also available with side pull-down privacy screens. I also find your windows overall much too small, the kitchen only has a small 1x1.2m window, and the living room on the long side also has no floor-to-ceiling windows. Child 1 never gets much light or sun in the room with the small window and the north orientation. As I said, I would recommend looking at ceiling heights in various show homes; it looks really different when the rooms are higher. I also find your house price quite high, with small windows, low ceiling height, and no ventilation system.

No, you probably won't get such a paradise. But really look at what the neighbor sees. I could imagine that a second terrace near the dining and living area is not visible. You should also always keep in mind that most neighbors don't even have time to look out the window and observe others.

As I said, the doctor's office on the 2nd floor has a great view, the office rooms on the 3rd floor literally look over us. The town hall opposite has a good view of our entrance area and the play area in the garden; they don’t get a view of the terrace.

I would also change quite a bit of the floor plan inside the house. As many have already written. I think 10x11 m would already bring a lot of relief.

For the electrical system, there are room planners who help you determine your personal needs. Just google Elektro Raumplaner. We have over 100 sockets. A bit more than average according to the architect.

Good! Then there are no balconies there. Then the lounges are, as expected, also in the south and the ancillary rooms to the north. To be honest, I have never seen people stand at the window for a long time, except leaning on a cushion on a main street, after a collision or sirens on the street or briefly before the curtain is fixed or the blinds are lowered. You are definitely not interesting enough for anyone to spend time with you.

In this respect, I would repeatedly agree with and redesign. Entrance in the south with window framing, kitchen southwest with two windows, living room in the west. In the west and north, two nice large windows so you can look into your green garden. That also brings generosity. Right next to the kitchen towards the street, a hedge or wall that gives you privacy*, a second relaxation terrace in the north next to the living room, also protected by your house. To the east then a double carport, which can be possibly moved backwards. Also, a standard tree with a large crown can provide privacy, any kind of hedges certainly.

* Possibly a practical outbuilding for garden items there, but at a distance from the house, connected with a south wall that offers protection.

I just played around a bit with the rooms and tried to somehow fit everything together. But since I'm an amateur, it could all be useless...

However, it's still not the right orientation if you want to make full use of the sun, but the carport wouldn't have to be planned somewhere else.

- Instead of the high counter by the kitchen, you could also make space on the wall for a desk (home office in the living room)
- The hallway gets sun through the fixed huge window element upstairs and looks brighter. (If the stairs are planned open)
- There is space for cabinets in the hallway and shoes, strollers, etc. can be stored under the stairs. (If the stairs are planned open)

No idea if any of this is useful to you or maybe opens up new possibilities for your own planning.




PS: With an extra meter (10x11), all this would probably work even better and it would also be easier to use the sun's path.
