However, we do not want a semi-detached house, as we would then have the basement/no basement problem again with the corner house. Therefore, we would only buy the middle house plot if it would mean that our house then stands free.

Would the municipality approve a detached single-family house? Your considerations are completely incomprehensible to me. The basement issue is solvable and I see it relaxed – especially since you can coordinate with the neighbor. The parking situation, on the other hand, is a disaster. Basically, you are buying the garden that you want in the back. Besides, the house would look modest – everything would be quite disproportionate with 2.5 stories and the rather narrow footprint. Or do you want to put down the whole 70K and buy everything? That would of course be funny. The one on the far right is fiddling around with some kind of half-house with border development, which then stands free, and you build your small single-family house next to it.

If you have read my other threads, you will find that our corner house neighbors are very complicated people and we were glad not to have to agree on anything, since the previous attempt to at least agree on a common roof pitch failed. We will first just normally build our single-family house – complete insulation and plastering of the side house wall was already planned anyway. And then we’ll see how things develop with the middle house.

Mmh, maybe they will back out and you buy everything? That would be even better. Well, then it's all settled, I would say. Then let's wait eagerly for the parking proposals from the general contractor.

Our financing is basically ready for signature and the notary appointment is next week. We don't really plan to make any fundamental changes anymore. The financial framework (500k total investment) is already at a level where we don't want to add more. If later the middle house is sold as additional lawn area for well under 499/sqm, we might consider it. From the start, we could have applied for a semi-detached house in the NBG. However, we wouldn't necessarily have needed the additional space for the price (approx. 45k surcharge for approx. 270 sqm plot size). At some point, it's just done – we still like to go on vacation too much – working just to pay for the house is out of the question.

Our GU will not make any more proposals here – we haven't discussed it that way either. The issue is now with us. When we are back over the weekend, we will take care of the matter.

Apart from that, both semi-orphaned "end houses" would probably need a lateral boundary distance again - not a problem for the OP if he combined his two plots - but the other end house builder would then need, for example, a transfer of setback areas (or would take 3 meters from the current middle plot himself). The (if the world is not a lacoste) simple trick is not without a domino effect tail.
