The tip is good - however, we do not find it problematic if the staircase is designed open. That is actually normal in semi-detached and terraced houses. Besides, you would always have to go through the "dirty" foyer area, where guests and yourself leave the street shoes, whenever you want to go upstairs.

When I look at this property, I ask myself questions:


There will certainly still be a sidewalk in front of the property. To use parking space 2, you have to lower quite a bit of the sidewalk.

You cannot get from the street into the garden... plants, soil, everything must go through the house or the garden shed has 2 entrances... it will probably have to have that because of bicycles. But then the parking area there is limited. And, if the parking space is occupied by a car, then bicycles etc. are also difficult to get out.

Arrangement of couch/TV... that is a good 3 to 3.5 m from the wall to the back of the sofa. The sofa is fully visible from the entrance door.

The path from kitchen/terrace to the grill etc. is long.

Where should the stroller go?

10x21m plot = 210 sqm is really not much space.

I have shifted the house further back (approx. 500 to 550 cm from the street), the parking spaces diagonally in front of the house, bicycles as covered parking and garden tools "shed". Garbage bin area sealed off and path from the street to the garden.

The house entrance has moved to the south.

Living room to the east as a retreat.
Dining/cooking at the terrace with south and west windows.

More than 2 m of cloakroom in the main hallway area. In front of the WC, another approx. 160 cm space (possibly also the washing machine here instead of upstairs in the attic, then you can also hang laundry outside sometimes). Otherwise space for bags, sports equipment, etc.
On the other side, parking space for the stroller, which is then warm when you want to use it. After the stroller period, further closet space can be created here, since the attic with a maximum of 130 cm usable height in the middle is not really well accessible storage space.

Under the stairs space for beverage supplies/vacuum cleaner etc.

The blue area is for the house connections, either accessible through the guest WC, possibly even from outside.

Upper floor almost like in the original plan, only bathroom above the house connection room.

Attic also almost like in the original plan, whereby the building services should be accommodated as much as possible in the left part of the roof in the plan. Then some storage space will also arise in the right part of the plan.

Great approach, imho definitely better than the previously planned one.

I think the OP should slowly show the property in detail. Do the cars actually have to sleep at the parents' place, I mean: are there no garage courtyards / bundled parking spaces?

Very nice floor plan variant! I also played with shifting the house in favor of parking space in the east, adding a side entrance. A small garden remains a small garden, but in return you have a nice terrace to the south with a diagonal offset to the property boundary (lines of sight). However... lol... I find the exterior look a flat 5. Reminiscent of the 60s/70s. Not that the era was bad, but visually there is more potential. The criticism also includes the windows. And this is where an architect is needed. Just the window arrangement alone can make houses look totally different, even if the interior is the same. Basically, a stylistic device should be applied here, including the entrance. But for that, more options would need to be known, possibly oriented to the surroundings. For example, designing bay windows, highlighting or suppressing them a bit with brickwork. Bay windows are also allowed in boundary development as long as they are subordinate. You can also let the upper floor project forward...
