I find it inappropriate to insist so persistently on a second toilet when the OP clearly says they do not want it. What is your problem with that?

I think it’s great that the OP sticks firmly to their needs and doesn’t let others talk them into something just because “people” say it’s better that way.

A 170 sqm bungalow with only one toilet in 2022. That is simply not a good idea and I don’t see the justification, as there is neither a lack of space nor a lack of willingness to spend money. The added value of 3 - 5 sqm of enclosed toilet space is huge in terms of costs and required sqm. 15,000 euros for a fireplace, but only one toilet, but bungalow because of age… one is allowed to question that in a building forum.

Yeah right. It probably happens three times a year, and the other 362 evenings the show kitchen is cluttered with school notebooks and other junk.

To sit by the fireplace. We separate hi-fi from the fireplace because we want to sit comfortably by the fireplace without Netflix and stuff and talk. With a good glass of wine with friends. You can like the separation, and you don’t have to. We want it that way and are now dealing with feasibility.

That means one of the two living rooms (or equivalent other areas) is gone. But then at least about ten percent must still be shrunk instead of more than fifteen before.

We are currently working on a new floor plan. Almost 30 m2 of living space have already disappeared.

Just a quick question. The price per square meter. Here, 3000 € per square meter bungalow was mentioned. Do such price estimates refer to the floor area, i.e. the area including house walls and interior walls, or do they refer to the pure living space without walls?

You stop doing that the moment you spend all your money on area, i.e. calculate with zero reserve. Homeowners who calculate without a buffer regularly build one garage, covered terrace, or something similar less than planned. Of course, you can also watch garden programs in the home theater and still leave an uneven construction site with pallet entrance platform outside. You’re not building for the guests, after all ;-)

Yes, we are building firstly for ourselves and then for visitors, not the other way around. I don’t earn my money for my friends either.

Wouldn't it make sense to plan the house with a basement, then move the cinema to the basement, plan the house a bit smaller, which might save costs!?

We do not want a basement. This option does not need to be discussed. If the floor area is the problem, we will move upwards.

Besides, doesn't a basement cost almost 100,000 euros? Wouldn't that rather come out to around +/- 0. Moving upwards would seem more cost-effective to me.

I would at least have the connections for a potential toilet installed in the utility room. If only for the resale value.

May I ask what is covered by that? What does your calculation look like for everything?

That is the loan volume. Only the house painted and tiled with a fireplace and finished bathroom. Parquet flooring, entire outdoor facilities, furniture, and kitchen come from equity. The kitchen and parquet during the house construction. Then one piece of furniture after another. We also still have some ourselves :D

The outdoor area will be completed gradually.

The plot is already available.
