Sorry, this last version also lacks any sense of space. You are artificially creating an area leading to the hallway because of the WC in the storage area. Why does it have to be there, and why is a shower always planned there? Without measurements, you unfortunately can't properly assess the stairs; they look a bit short. And why does the storage room behind the garage absolutely have to have 3 doors? This way, out of the 6 sqm, you end up with a maximum of 3.5 sqm of usable space. Kitchen .. maybe it would be better to follow the plan to position the kitchen towards the terrace ... always very valuable in summer, also with children who want a quick drink when playing in the garden, etc.

Yes, that's right, you are correct. I had considered placing everything against the opposite wall, but it would still be tight.

Somehow I could get really annoyed with the architect again. He's putting together something that can never work without giving any indication. Since we had possibly planned to do the plumbing and electrical work ourselves, it could have been a nasty surprise.

WC up there so that you gain more living space for cooking/living/eating. Shower because the idea was that with kids there could sometimes be a morning traffic jam. We had the kitchen towards the terrace in the plan with the 2 staircases. I would also find that nicer, but what do I do with the dark corner there? You would then have to put the dining or living area in there.

Yes, well-laid-out 160 sqm is better than 216 poorly laid-out.

Well, a sofa with TV is actually not really affected if it is placed in the darker corner. When do you usually sit there? And .. it was already hinted at .. better a generous entrance area, also a WC there, then the proper storage room behind the garage and in the rest downstairs only dining/cooking, maybe a chair or something like that. And on the 1st floor then a sofa/TV/retreat room. Do the electrical/plumbing work yourself? I think this is a developer offer and with what professional expertise do you want to do that?
