And I would listen to my gut feeling regarding the developer and the property and the surroundings. Is the area family-friendly, what about daycare and school, where are playgrounds and open spaces - and not let myself panic too much with the thought "what if we never get anything else."

In my opinion, the ground floor and upper floor are relatively unproblematic, if the beams in the upper floor are sufficient. However, the attic without a utility room would need to be reconsidered. The washing machine has to go somewhere and a home office was also necessary. Dry lightweight construction in the attic could probably solve the problem at the root if that is an option for you. I can gladly puzzle over it again, but I would also advise not to be pressured into such a decision.

I think the OP now has so many possibilities and floor plans and ideas for his project that he can make an informed decision. The beginning sounded very confused. PS are you a housewife here now :rolleyes:
